Tina Hecht has watched plenty of buyers smile, nod, and move on. She says the reasons are usually small and fixable. Here’s her list for sellers before the next showing:

✅ Step out. Buyers need privacy to open doors, compare notes, and talk money.
✅ Relocate the pets. Even a friendly dog changes the tour, so take them and their things.
✅ Do a smell check. Have a friend walk in cold and tell you what they notice.
✅ Go easy on fragrance. Heavy plug-ins make buyers suspicious, not relaxed.
✅Declutter the kitchen. Clear countertops look bigger, so stash everything but the coffee maker.
✅ Unstuff the closets. Buyers read a full closet as a small closet.
