We’re back under contract! 🙌

This is actually Round 2 for my buyers. We were under contract on another home previously, but during our due diligence we discovered corroded and cracked sewer lines—the kind of surprise nobody wants to find after buying a house. 😳

So…we walked away.

And honestly, this is exactly why due diligence matters.

Buying a home isn't just about falling in love with the kitchen, the backyard, or the fact that the house has that “I can see myself living here” feeling.

It's about doing the homework to make sure you're not buying a lemon with granite countertops. 😂🍋

Having a great home inspector is incredibly important, but depending on the property, you may also need the right specialists—plumbers, electricians, HVAC professionals, roofers, sewer-scope companies, and other experts—to really understand what you're buying.

For this house, we've already got the inspection scheduled. 🔍

We're feeling really good about this one and are hopeful that Round 2 has a much happier ending!

My job isn't just to help my buyers find a house. It's to help them understand what they're buying, ask the right questions, do their due diligence, and hopefully avoid those expensive surprises hiding behind the walls—or underground. 😬
