Same building, same square footage, similar finish level... so why does one waterfront unit trade at a premium?

Start with what you will feel every day: light, privacy, terrace usability, elevator traffic, and how protected the view really is. On your next tour, stay on the terrace and in the hallway long enough to notice the tradeoff. In Surfside, Bal Harbour, and nearby waterfront buildings, those details often explain the gap better than finishes do.
