When Erin Swenson of Realty Executives Cooper Spransy in Madison, Wisconsin set out to buy her first home, she did not have the best experience. Erin turned that less than stellar time in her life into inspiration and ultimately pursued a career in real estate. “Because of that experience, I am very passionate about educating and empowering my clients to make the best decisions for their family. Color can change the way a room feels before a buyer says a word. 🎨

Soft, warm neutrals usually give buyers a calm, clean backdrop, so they can picture their own things in the space. Then one accent color adds a little personality without taking over.

My tip: pick one accent color and repeat it in a few small places, like pillows, artwork or a throw. That’s usually enough.

A little real estate edition of trick or treat this year.

The trick: skipping the inspection so your offer looks better. It can feel like the way to win the house, but it’s a big risk on what’s usually the biggest purchase you’ll ever make.

The treat: knowing exactly what you’re buying before you sign. There are other ways to make an offer stronger, and I’m always happy to walk you through them.

Have a safe night out there, and I hope your candy bowl makes it to the end of the night.

Clocks fall back this Sunday, which means one extra hour!!

If you own a home, it’s a good time for a few quick things: test your smoke and CO detectors, swap the furnace filter, and reset any outdoor light timers. It’ll be dark before 5 starting next week.

Easy stuff that’s easy to forget.

When I started in real estate in 2010, so many of the homes I showed and sold were short sales and foreclosures. It was a hard time for a lot of people, and I learned a lot.

This summer, that experience is how Tom found me. He searched online for a Madison agent who knew distressed properties.I was able to get them under contract before we even met. The first time we met was at the inspection! That is a lot of trust to have in someone you have never met in person.

The property they purchased ended up not being "distressed". It was actually quite nice! This pre-inspected 3-bedroom, 2.5-bath ranch offered 2,087 square feet, a wood-burning fireplace, a private wooded backyard, and a finished lower level with a wet bar and walk-out access to the deck sold for $423,000.

November in Dane County is a little quieter. The leaves are down, the evenings come early, and everyone's starting to get ready for the holidays. It's also a good time to really look at a neighborhood.

Without all the summer green, you notice how the streets are laid out, how far the walk to the park actually is, and which houses get looked after year-round.

If you're hoping to buy in the spring, you don't need to do anything big right now. But a few small things this fall can make spring a lot less stressful.

Talk to a lender and get a real number, not just the max.
Start a list of must-haves and nice-to-haves.

If you're not ready, waiting is completely fine. When spring gets busy, you'll just be glad you did the homework early.
