median price of closed sales was up 2.3%. Right now, the median price of homes and condos in Charleston is about $450k. Mortgage rates are now

Meanwhile, the Charleston economy is doing well. Beginning on March 28, 2027, United Airlines will offer a nonstop flight from Charleston International Airport to San Francisco International Airport. Charleston Southern University received $1.25 million from the U.S. Department of Education to expand its aeronautics program. The university’s collegiate flight training program has grown from 19 students in 2021 to 216 students and faculty. New Orleans-based Obatala Sciences selected Charleston County for its first East Coast operation. The biotechnology company plans to
invest $656,000 and create 46 jobs and training opportunities. The Medical University of South Carolina celebrated the opening of CHP-D, a six-story College of Health Professions facility. The building supports education in occupational therapy, physical therapy, speech-language pathology and health sciences. Biman Bangladesh Airlines announced a new order for 11 Boeing aircraft, including five 787-10 Dreamliners. The latest order follows an April agreement for 10 Dreamliners and four 737 Max jets. Charleston real estate sales were a bit better in the Jan-July 2026 period than the same 2025 period. We were up 5% in transactions and the median price of closed sales was up 2.4%. Right now, the median price of homes and condos in Charleston is about $452k. Condos make up about 25% of our market. The median price of single-family homes only is naturally a bit higher at $488k. The number of July transactions was down about 15% compared to June. Inflation has ticked up a good bit and it is unlikely that there will be any more rate cuts for the foreseeable future. South Carolina’s rapid population growth continues to fuel higher home prices and reshape housing demand. Mixed-use developments such as Downtown Nexton are expanding to meet growing demand. Industry leaders say job growth, infrastructure and lifestyle continue attracting new residents to the state.

Meanwhile, the Charleston economy is doing well. Hutchinson Apartments has opened in Nexton with 324 residential units. The complex includes apartments and townhomes with one-, two- and three-bedroom options. Amenities include a pool, fitness center, game room, walking trail and pet park. Translucent Solar will invest $15.675 million in a new Dorchester County factory. The 1.2-gigawatt facility will create 167 new jobs. The highly automated solar panel factory is expected to be operational by the end of 2026. Trison Wells is investing $3.37 million to expand its Walterboro operations. The project will create 30 new jobs in Colleton County. IEB Americas will invest $1.5 million in Charleston County. The battery charging and power supply company will create 30 jobs. The North Charleston facility will be the company’s first major production operation in North America.

Up to 48 of those planes will be built at the company’s North Charleston assembly site. The to-do list for North Charleston airplane builders grew by 19 on the second day of the Farnborough International Airshow. Boeing and AerCap announced on July 21 that the leasing industry’s biggest 787 Dreamliner customer placed a new order for 15 787-9 jets. This latest purchase increases AerCap’s 787 Dreamliner portfolio to approximately 140 airplanes. At the same time, a new customer placed its first Dreamliner order, as Uganda Airlines joined Boeing to announce an agreement to buy four of the North Charleston-made 787s. After announcing the project in 2022, The Charleston Place in downtown Charleston announced the completion of the next phase in its $150M renovation project. The latest phase of the “reimagination” includes a new Club Level, a rooftop pool with garden bar, a redesigned arrival area and renovated guest rooms and suites. Breeze Airways will launch twice-weekly nonstop service between Charleston and Trenton, N.J., beginning Sept. 20. The new route provides Lowcountry travelers with convenient access to the Philadelphia and Delaware regions. Trenton becomes Breeze’s 29th nonstop destination from Charleston International Airport. Woodfield Development is constructing 285 apartments at Ashley Landing in West Ashley. The project is the developer’s 21st residential community in the Charleston region. Amenities include EV charging, pickleball courts, a saltwater pool, fitness facilities and pet-friendly features. The development is expected to be completed in the third quarter of 2028.

Charleston real estate sales were a bit better in the Jan-Apr 2026 period than the same 2025 period. We were up 3% in transactions and the
median price of closed sales was up 1.8%. Right now the median price of homes and condos in Charleston is about $447k. Condos make up
about 25% of our market. The median price of single-family homes only is naturally a bit higher at $478k. It’s a bit early in the year to make
predictions yet. The Fed did cut the rates one more time in early December. Unfortunately, inflation has ticked up a good bit and it is unlikely
that there will be any more rate cuts for the foreseeable future. But we do have a new Fed Chair and he supposedly leans more towards
cutting rates. Time will tell.
Meanwhile, the Charleston economy is doing well. Charleston-based Bittermilk announces $8.2M investment in Ravenel facility. It will create
12 new jobs. The Medical University of South Carolina has entered a partnership with Revival Healthcare Capital, an investment firm focused
on medical devices. The Duke Endowment and the Medical University of South Carolina have partnered to form an initiative across North and
South Carolina to strengthen maternal and infant health outcomes. The Duke Endowment commits more than $13 million to initiative. Odd
Duck expands to three Lowcountry locations including Charleston and Summerville.. Their concept blends upscale bodega, cafe and local
products. Ascenda Capital acquires 232-unit Bryant at Summerville for $51.5M. This marks firm’s first investment in the Charleston-area
market. Berkeley County opened part of the $10.5 million Berkeley County Waterfront Park on Friday with six boat ramps and 180 boat
trailer parking spots open to the public. The full Berkeley County Waterfront Park is expected to open after June 12.

SCDOT Making Major Progress on Interstate Projects Across the State

SCDOT is advancing projects across our interstate system to reduce congestion, improve roadway conditions, and enhance safety.

Serving as one of the nation's busiest corridors, several critical improvement projects are happening statewide along I-95.

The I-95 bridges over Lake Marion replacement project is underway after a groundbreaking with USDOT.
Widening I-95 from four lanes to six, starting at the Georgia state line in Jasper County, is under construction.
And a new system to system interchange is being constructed at the I-26 / I-95 interchange in Orangeburg and Dorchester counties to accommodate future growth.

Across the Midlands, progress continues on the Carolina Crossroads project in Columbia, the Scout interchange in Blythewood, and overnight resurfacing efforts on I-26 and I-85 in the Upstate.

As SCDOT continues to anticipate unprecedented growth in our state, projects like these reflect our continued commitment to building safer, more efficient roadways.

May is here and Charleston will be hosting the world famous Spoleto Festival from May 22- June 7. That along with the local Piccolo Spoleto Festival should keep everyone very busy for a couple of weeks. Also starting on May 22 and running through the summer, Charleston is proudly hosting the original copy of the Declaration Of Independence at the Charleston Museum. Pretty good for the 250th anniversary. And we are back to that time of year for Farmers Markets. The one in Marion Square is every Saturday. Another is in West Ashley each Wednesday afternoon at Ackerman Park. Kiawah is having food truck Fridays at town Hall through the end of June. Dock Street Theatre will be performing Come From Away from April 8-May3. The Stingrays are in the playoffs and will be hosting on May 1 and May 5. The Charleston Battery will be home on the pitch for May 2 and 30. Don’t forget Mothers Day, Kentucky Derby, Memorial Day, and Cinco de Mayo are also in May. Here is your May calendar:

Charleston real estate sales were a bit better in the first quarter of 2026 versus Q1 2025. Q1 2026 was up 2.4% in transactions versus Q1 2025. And the median price of closed sales was up 3.4% compared to Q1 2025. Right now the median price of homes and condos in Charleston is about $450k. Condos make up about 25% of our market. The median price of single-family homes only is naturally a bit higher at $480k. It’s a bit early in the year to make predictions yet. The Fed did cut the rates one more time in early December. Meanwhile, the Charleston economy is doing well. Ascenda Capital, a real estate investment and development firm, has acquired the multifamily property known as Bryant at Summerville for $51.5 million. The third MUSC Health Nexton location broke ground with an $87 million Nexton Medical Pavilion. The pavilion is expected to serve 800 patients daily, focusing on an anticipated growth of 29,000 people in Summerville and Moncks Corner over the next five years. Roper St. Francis broke ground on Mount Pleasant Health Pavilion, a 68,000-square-foot facility to offer multiple medical services including ER imaging, women’s health, and oncology services. A new collection of mixed-use buildings is turning Hanahan’s town center into a community hub. Blackwells Corner will break ground in June, adding six buildings to the current TideLine Aquatics storefront. The property will include dining, retail, fitness studios, salons and office space, all spanning more than 40,000 square feet, with a central lawn and outdoor dining areas. The Cooper hotel opens March 30 after years of delays and construction. It features 191 rooms, including 25 suites with rates up to $16,700 per night and is located on the Charleston waterfront between Waterfront Park and Union Pier. Woodfield Development, a multifamily real estate developer, and PGIM, a real estate investment manager, began construction on 114 downtown Nexton townhomes. The Radler townhome community is the 20th property under Woodfield Development ownership in the Charleston region. Woodfield has delivered more than 4,600 residential units. AVM Group, a national provider of turnkey controlled environments is establishing its national headquarters in Mt Pleasant. The company’s $5 million investment will create 30 new jobs. Ethiopian Airlines is moving ahead on the purchase of six Boeing 787 Dreamliner jets as the airline fully exercises commitments from a 2023 order.
