Thinking about selling this season? 🍂 Here's a simple checklist to get your home ready to list, so it sells faster and for top dollar.

✅ Start with a clean slate
• Declutter and depersonalize so buyers can picture themselves living there
• Deep clean carpets, windows, baseboards and grout
• Fresh, neutral paint where walls are scuffed or bold

✅ Fix the small stuff
• Leaky faucets, burnt-out bulbs, sticky doors
• Service the A/C. Houston buyers will ask
• A pre-listing inspection lets you find issues on your timeline, not the buyer's

✅ Fall curb appeal
• Rake, mow, edge and add fresh mulch
• Dress the entry: clean front door, new doormat and a few mums or pumpkins
• Power wash the driveway, walkway and siding

✅ Paperwork to gather
• Seller's Disclosure Notice (required in Texas for most resale homes)
• Your survey, plus a T-47 affidavit if nothing has changed
• HOA details, warranties and receipts for upgrades

Buyers decide how they feel about a home before they walk in the door. Want a plan for yours? DM me "LIST" and let's talk about your timeline.

Going through a divorce or settling a loved one's home? Here's what Texas title companies need so your closing doesn't stall.

📌 Selling during a divorce
• Both spouses sign the deed
• The proceeds check goes to both of you, unless you both say otherwise in writing
• Powers of attorney aren't accepted

📌 Buying during a divorce
• You can buy without your spouse's signature
• Your title policy will have an exception for community property rights
• The title company won't close if it violates a court order in your divorce
• Tip: have the home awarded to you in the decree, or deeded to you by your ex

📌 When an owner passes without a will
• A will only counts if it's probated
• Heirs are confirmed through an Affidavit of Heirship
• Every heir signs the deed

📌 Surviving spouses
• They keep homestead rights, even if they didn't inherit the home

Gather death certificates and marriage/divorce records early. It speeds everything up. I'm here to walk you through it with care. DM me "TITLE."

No tricks, just treats for buyers this Halloween 🎃

Once your offer is accepted in Texas, you'll make two payments right away. Here's the difference.

📌 The option fee
• Buys you the right to back out for any reason during the option period
• Negotiable, and often a few hundred dollars
• If you close, it's credited toward your purchase
• If you walk away, the seller keeps it

📌 Earnest money
• A good-faith deposit that shows the seller you're serious
• Held by the title company, not the seller
• Negotiable, commonly around 1% of the price
• If you close, it goes toward your down payment and closing costs

📌 Timing matters
• Both are due to the title company within 3 days after the contract's effective date
• Late option fee = you lose your option period
• Late earnest money can put you in default

📌 If you change your mind
• During the option period: you get your earnest money back, the seller keeps the option fee
• After it: your earnest money is at risk unless another part of the contract protects you, like financing

Have your funds ready before you make an offer. Thinking about buying? DM me "BUY" and I'll walk you through every number before you sign.

General info, not legal advice. Terms depend on your contract.

"It's my house, I bought it." In Texas, that's not always how it works. 🏡

📌 Community property
• Anything acquired during the marriage that isn't separate property
• Texas presumes everything a married couple owns is community property (Family Code Sec. 3.003)

📌 Separate property
• Owned before the marriage
• Inherited or received as a gift
• Divided by a written agreement between spouses

📌 What decides it
• A home's status is set on the day it's acquired
• If shared money pays the mortgage on a separate-property home, it stays separate, but the community may be owed reimbursement at divorce or death

📌 Tracing vs. commingling
• You have to be able to trace a property back to when it was separate
• Mix funds so much they can't be traced, and it all becomes community

These rules apply to every married couple in Texas. Buying or selling while married? DM me "TITLE" and let's talk through how your home is owned.

Selling a home in Texas and married? Your spouse may have to sign, even if their name isn't on the deed. 👇

📌 What counts as a homestead
• Your primary residence, generally with up to 10 connected acres in a city or 200 in the country
• Title companies treat your home as your homestead unless you and your spouse designate a different Texas property in writing
• Claiming the homestead tax exemption doesn't settle it either way

📌 When your spouse must sign
• Homestead → ALWAYS, even if they're not on title
• Not your homestead → only if you're both on title
• Either way, expect a Homestead Affidavit signed by both of you

📌 When they don't
• Property in only your name and control that isn't your homestead
• Married investors can usually close solo with that signed affidavit

⚠️ The Marital Status Affidavit has to be accurate. If it's wrong, you could lose your title coverage and be on the hook for the lender's loss.

Title issues are one of the top reasons closings get delayed. I'd rather catch them before we list. DM me "TITLE" with your questions.

General info, not legal advice. Talk with a title company or attorney about your situation.
