And today, the very next day, her mom called me to just say thank you…. then we got to talk for 20 mins about how life has turned out… i think it’s been 10 years since we got to really talk.

You think it’s just you out there?

Higher mortgage rates haven’t eliminated the desire to own a home.They’ve pushed a lot of potential buyers to the sidelines.

Some can’t qualify. Some can’t comfortably afford the payment. Others are waiting for rates to drop before making their move.

But here’s the question…

What happens when affordability improves?

When affordability changes for the better, more buyers come back into the market, you won’t be the only one who suddenly finds homeownership more attractive.

You already know what more buyers competing for the same homes can mean:

More competing offers. Less room to ask the seller to pay for some of the costs. More upward pressure on prices.

And here’s the part people overlook OR do a real bad job at explaining:
A lower interest rate doesn’t automatically mean a better deal.

If you save money on the interest rate but end up paying more for the house, losing seller concessions (that increased the actually money you pull out of your bank), or competing against multiple offers…. Well the math may not work out the way you would hope.

Now, does that mean you should rush out and buy a house today?

Absolutely not. Now isn’t the time for everyone, simple as that. If the payment doesn’t make sense, it doesn’t make sense.

But if you’re financially ready, understand your numbers, and find the right property at the right terms, don’t automatically dismiss the opportunity just because rates aren’t where you’d like them to be.

Especially here in Hampton Roads, where we’ve continued to see housing demand hold up despite affordability challenges.

TLDR: You don’t have to buy today. But you should be preparing today.

Because when everybody else decides it’s finally time to start shopping… You’re not shopping alone anymore.
