Hampton Roads Real Estate is holding strong!

While much of the national market has cooled under higher rates, our local market continues to show real resilience through the first three quarters of 2026.
Here’s how Hampton Roads compares (Q1–Q3 2026 vs. 2025):

• Homes sold: Up 3.5% locally vs. national sales that have been flat-to-down (September was down 2.2% year-over-year)

• Median sale price: Up 4.2% to $375,000 locally vs. roughly 1.3% growth nationally (national median ~$417,500)

• Days on market: Improved to just 18 days locally vs. ~33 days nationally

• Inventory: Up 4.9% locally, giving buyers more options, while still tighter than the national average

Our market is moving faster and appreciating more than the broader U.S. market.

What this means:

Buyers — You’re seeing more inventory than last year, which creates more choice and a bit more negotiating room in some segments. The market is still competitive, but it’s not the extreme seller’s market of a few years ago.

Sellers — Homes are still selling fast, prices are up, and local demand remains healthy. This continues to be a strong window for homeowners who are ready to move.
