Did you know...
Using gift funds for your down payment can be a great way to help you secure a mortgage, but there are some key steps to follow.
First, ensure the gift comes from an acceptable source, like a family member, as most lenders have specific guidelines about who can provide these funds. You’ll also need a gift letter from the donor, stating that the money is a gift and not a loan that needs to be repaid. Lastly, keep a clear paper trail of the funds being transferred to your account.
By following these steps, you can effectively use gift funds to boost your down payment and get closer to owning your new home!

The goals you have for tomorrow are built by the actions you take today. ✨

Whether it's saving for a home, building wealth, starting a new chapter, or pursuing a long-term dream, progress rarely comes from waiting for the perfect moment. It comes from taking the first step.

Small actions may not feel significant today, but they can create meaningful results over time.

What is one goal you're working toward right now?

It’s easy to start house hunting with a long wish list. Once the search begins, balancing location, budget, condition, and features can quickly change those priorities.

Here’s what can help:

📋 Separate Needs From Wants: Decide which features are essential and which would simply be nice to have.
🔨 Look Past Cosmetic Details: Paint, flooring, fixtures, and landscaping can often be updated over time.
📍 Prioritize the Location: Consider commute times, amenities, community features, and your future plans.
💰 Stay Comfortable With the Cost: Keep the full monthly payment and ongoing homeownership expenses in mind.
✨ Consider the Potential: A home with the right layout, location, and space may be worth a few future updates.

A little flexibility can open the door to homes you may have otherwise overlooked. Knowing your priorities makes it easier to recognize a great fit when you find one.

Planning to buy a home? A few smart credit habits now can help strengthen your financial profile before applying for a mortgage.

Here’s where to focus:

💳 Pay Bills on Time: Payment history plays a major role in your credit score, so consistency matters.
📉 Watch Credit Card Balances: Paying down revolving balances may help improve your credit utilization.
🚫 Avoid Unnecessary New Credit: Opening new cards or taking on additional loans before buying could affect your credit profile.
🔎 Review Your Credit Reports: Check for inaccurate information early so there’s time to address potential errors.
✂️ Think Before Closing Old Accounts: Closing a paid-off card isn’t automatically beneficial and could affect your credit history or utilization.

Preparing early gives you more time to understand your credit and make informed financial decisions before starting your home search.

Inflation can influence the cost of buying a home. 🏡📈

When inflation rises, interest rates may also increase, which can lead to higher mortgage rates and monthly payments. For homeowners with variable-rate mortgages, changing rates can affect payments over time as well.

At the same time, inflation can put upward pressure on home prices and construction costs, which may contribute to higher property values in some markets and support equity growth for homeowners.

The takeaway? Understanding how rates, home prices, and your mortgage type work together can help you make a more informed decision.

Making an offer on a home is exciting, but the smartest buyers know preparation matters just as much as the offer itself. 🏡📋

Before submitting an offer, buyers should fully understand both the property and the numbers behind the decision. A few key things to review:

1️⃣ Recent comparable sales to understand true market value
2️⃣ Contract terms, contingencies, timelines, and important deadlines
3️⃣ Inspections or due diligence reports to uncover potential issues early
4️⃣ Title, zoning, easements, or property restrictions that could affect future use
5️⃣ Your budget ceiling before negotiations begin to avoid emotional overspending

The right real estate guidance helps buyers navigate negotiations confidently, understand potential risks, and make informed decisions every step of the way.

Thinking about buying soon? Reach out to build a smart offer strategy around your goals, budget, and current market conditions.

Your REALTORS® are working for you!!!! Thank you to those who spoke at the meeting! I just got word the we successfully secured an extension on the sump pump ordinance!!!

An amendment was made by Alder Jorgensen to create an ad hoc committee giving them 6 months to come up with a plan that creates similar results to the sump pump plan (for clear water). The committee will include: a member from the Southshore Realtor Association, building development, sump pump program manager, dept of public works, plumber basement representative, city council member and a citizen of the city (the latter 2 appointed by the mayor).

This doesn't mean the sump pump replacement plan won't go forward but it does give the committee an opportunity to present other options or at least present issues that may concern home sellers or home buyers.

I will keep you posted as I get more info!

Pictured here are your local REALTORS® working hard, looking out for Racine homeowners' best interests!
There is an ordinance proposed to a require time of sale a sanitary sewer inspection. This could result in a requirement for a sump pump to be installed.
These REALTORS® showed up to speak out on the matter, four of them stepping up to the podium to be heard. The budget will be voted on Monday 10/19/26.
See next post for full the video of the hearing.
