🎃 Title Talk is getting a little spooky this October — but HOA information doesn’t have to be scary. When a property is part of a homeowners association, the title team may need quite a bit of information from the HOA before closing can move forward smoothly.
That can include confirming current dues and account balances, checking for past-due amounts or special assessments, identifying any approval requirements, verifying transfer or resale fees, and reviewing applicable governing documents, rules, restrictions, or community requirements that could affect the transaction.
The HOA may also provide an estoppel or community information statement, which can help confirm what is owed, whether there are any known violations, and if there are other association-related items that need to be addressed before ownership transfers.
For example, imagine the seller has a $2,500 special assessment that has not yet been paid. That amount may need to be accounted for on the closing statement or otherwise resolved before closing. Or, the association may require a buyer application, approval, or transfer fee that needs to be completed before the sale can be finalized.
Getting this information early gives the title team time to review the details, coordinate with the appropriate parties, and help prevent last-minute surprises or delays.
🍂 The takeaway: HOA information is about more than monthly dues. The more we know ahead of time, the better prepared everyone can be for a smooth closing.
Get the details. Close with confidence. 🏡✨
