What Florida’s Amendment 3 Means for Property Owners:

🏠 Homeowners: The homestead exemption for non-school property taxes would increase to $150,000 in 2027 and $250,000 in 2028, lowering or potentially eliminating non-school property taxes for qualifying homeowners.

🌴 Snowbirds and Second-Home Owners: You benefit too.
Property tax assessment increases would be capped at 5% per year, instead of the current 10% cap.

🏡 Investors and Landlords benefit too. The same 5% cap would apply to qualifying rental and investment properties.

🔑 Realtors and Buyers: Lower or more predictable carrying costs could improve affordability and make Florida ownership more attractive.

Important: You don't have to own a Florida home by Dec. 31, 2026 to receive the enhanced homestead benefit — you need to have established Florida residency by that date. Contact me for any questions.

Amendment 3 will be on Florida’s November 3 ballot and requires 60% voter approval.
