📍 Martin County Real Estate Update | August 2026 vs August 2025

Fewer sales, but a much tighter market in Martin County.

🏡 Single-family sales fell 11% year-over-year.
📈 Median price climbed to $656,900, up nearly 13%.
⏱️ Homes sold faster, averaging 56 days to contract compared with 77 last year.
📊 Sellers received about 94% of their original asking price.

The bigger trend continues to be shrinking inventory.

📉 Active listings dropped 22%
📉 Months of supply fell from 5.1 to just 3.4 months

Condos and townhomes were more mixed:

📉 Sales fell 23%
📈 Median price rose 21% to $277,500
⏱️ Homes sold slightly faster
📉 Inventory dropped 20%

The takeaway: Martin County has significantly less inventory than it did a year ago. Even with fewer transactions, single-family prices were higher and homes moved faster.

For buyers, there are fewer options. For sellers, conditions have improved, but pricing correctly still matters.

📍 St. Lucie County Real Estate Update | August 2026 vs August 2025

St. Lucie County remains relatively steady, but inventory continues to tighten.

🏡 Single-family sales fell 6.5% year-over-year.
📈 Median price held nearly flat at $402,500, up less than 1%.
⏱️ Homes moved faster, averaging 54 days to contract compared with 64 last year.
📊 Sellers received about 95.5% of their original asking price.

Inventory is also moving lower.

📉 Active listings dropped 3%
📉 Months of supply fell from 5.4 to 4.9 months

Condos and townhomes showed a similar pattern:

📉 Sales down 9%
📈 Median price up 7% to $320K
⏱️ Homes taking slightly longer to sell
📉 Inventory down 15%

The takeaway: St. Lucie County looks fairly balanced, but buyers have fewer choices than they did last year.

Prices are holding, homes are moving faster in the single-family market, and declining inventory could help support pricing if the trend continues.

UNDER CONTRACT | 1559 SW Waterfall Boulevard, Palm City

Another one under contract in The Meadows.

This updated 2-bedroom, 2-bath villa has had more than $30,000 in recent improvements, including new plumbing, A/C, appliances, water heater, washer and dryer, fixtures, and lighting. Add in a metal roof, accordion shutters, and the amenities of The Meadows, and there is a lot to appreciate here.

Getting a property sold is not always a straight line. This one required patience, continued marketing, and adjustments along the way. We stayed focused on the goal, and we’re happy to have another buyer moving forward.
Looking forward to a smooth road to closing for everyone involved.
