If you’ve owned your home for several years, you may have built up a significant tax benefit through Florida’s Save Our Homes (SOH) provision.
The good news? Through Portability, eligible homeowners can transfer up to $500,000 of their accumulated Save Our Homes (SOH) assessment benefit to their next Florida primary residence, potentially reducing future property taxes!
📅 IMPORTANT DATES & FACTS TO KNOW:
🏡 January 1: You must own and occupy your new primary residence as of January 1 to qualify for that year’s Homestead Exemption.
📋 March 1: Deadline to apply for Homestead Exemption and Portability.
🔑 3-Year Portability Window: If you sell or abandon your Florida homestead in 2026, you generally have until January 1, 2029, to establish your new Florida homestead and preserve your portability eligibility.
💰 Up to $500,000: That’s the maximum transferable SOH assessment benefit, not a cash tax credit. If you’re downsizing, your transferable benefit is calculated proportionally.
MY PERSPECTIVE? When considering your next move, understanding your potential property tax savings is just as important as knowing your home’s market value!
Whether you’re upsizing, downsizing, or simply ready for a change, these are details worth exploring before making your next move.
