Builders aren’t the only ones helping buyers with their rate right now.

Stillwater gives me a lot to be thankful for, and so many of those reasons are the people behind our local shops. 🧡

These owners took a chance and opened their doors here. The last few years haven’t been easy. Slow seasons and slow football years hit downtown hard, and they kept showing up anyway. So hearing about record sales after Homecoming this year made me so happy for them.

These spotlights have turned into one of my favorite things I do, and it turns out they mean something to you too:
🛍️ Lisa told me a shopper came into All Around Cowgirl because she saw it here first.
🍕 OSU parents have reached out to say they’re planning downtown weekends to eat and shop (because their college kid lives on pizza 😂).
🏡 A buyer told me these posts made her move to Stillwater easier because she felt like she already knew the town.

Stillwater home prices are up in every part of town. Swipe to see where your side of town landed 👉

Citywide, the median is $269,900, up 4% from last year. Add rates in the 7s, and the real problem for buyers isn’t the price. It’s the monthly payment.

The fix: a seller-paid rate buydown. The same money a seller might take off the price can lower your payment more when it buys your rate down.

I have two homes in Northeast Stillwater where the seller will put up to $7,800 or $7,200 toward your purchase, and you choose how to use it:

💵 less cash at closing
📉 a lower rate for the life of the loan
🗓️ a lower payment for the first two years
🏷️ or a lower price

I already know at least one Stillwater neighborhood is about to be offended by this 😂 👻

But trick or treating absolutely brings out every neighborhood’s personality, from the Berry Creek costume committee to the Ring camera detectives in Eastridge.

And if you think I got yours wrong, I fully expect a rebuttal in the comments.
