🔧 Weekend tutorial: fix a sticking door before it turns into a daily fight.

1️⃣ Find the rub: close the door slowly and look for worn paint or a tight gap along the frame.
2️⃣ Tighten every hinge screw, then test the swing.
3️⃣ If a screw spins loose, swap one short screw per hinge for a longer screw that reaches the framing, one hinge at a time.
4️⃣ If the latch misses the strike plate, loosen the plate, shift it slightly, and retighten.
⚠️ If the frame is cracked, the door is badly warped, or the opening has shifted, call a pro instead of forcing it.
Small fix, smooth swing.

🏠 Flip truth: every renovation timeline has two versions, the one on the calendar and the one reality writes in pencil. 📅

Week one: demo done, spirits high.
Week three: the tile is backordered, the permit is pending, and the 'quick' bathroom found a leak behind the wall.
Week six: the calendar says done, the house disagrees.

Flipper survival plan:
1️⃣ Add buffer weeks before promising a finish date, not after missing one.
2️⃣ Order long-lead items first: tile, vanities, doors.
3️⃣ Treat every 'while you are in there' idea as a schedule change, because it is one.
⚠️ A leak behind a wall calls for a licensed plumber, not a patch and a prayer.

🔧 Tuesday tutorial: patch small drywall holes before paint draws attention to them. 1️⃣ Scrape away loose paper and dust from the hole. 2️⃣ Press self-adhesive mesh tape over holes up to a few inches wide. 3️⃣ Spread a thin coat of joint compound with a putty knife, feathering the edges. 4️⃣ Let it dry fully, sand lightly, and add a second thin coat if needed. 5️⃣ Prime the patch before painting, or the repair will flash through. ⚠️ Cut power and call a pro if the wall hides wiring or pipes, or if the damage is larger than a fist.

🍂 Fall home check: gutters and grading before winter
Leaves in the gutters look harmless until the first freeze turns trapped water into ice dams and overflow. A quick fall check saves spring repairs.
🍁 Clear gutters and downspouts so water flows freely
🍁 Confirm downspouts carry water at least several feet away from the foundation
🍁 Look for sagging sections, loose fasteners, and stains on siding that signal overflow
🍁 Check soil grade slopes away from the house, not toward it
⚠️ Stay off the roof and stay on a stable ladder on level ground, or call a pro for steep or high sections.
Small fall maintenance now protects the roof, walls, and foundation all winter.

🏠 Weekend tutorial: seal the drafts before the cold finds them. Winter air slipping under and around the door is money leaking out. 1️⃣ Find the leaks: run a hand along the door frame on a windy day, or hold a lit candle near the edges and watch the flame flicker. 2️⃣ Measure the jambs and buy V-strip or foam weatherstripping to fit. 3️⃣ Clean the frame, then press the stripping into place. 4️⃣ Add a door sweep under the bottom edge if light shows through. 5️⃣ Close the door and check: no daylight, no draft, done. 🔧 No tools beyond a tape measure and scissors. Drafts cost energy; sealing them costs about an hour.

🎨 Weekend DIY truth: painting one accent wall is never one accent wall. The color that looked perfect on the tiny swatch looks completely different once it covers a whole wall, and somehow paint ends up on the ceiling, the trim, and a spot behind your ear. Here is the survival plan: 1️⃣ Test a big swatch and live with it for a day. 2️⃣ Tape the edges, then tape them again. 3️⃣ Buy one extra gallon, because touch-ups always happen. ⚠️ If the old paint predates 1978, stop and get a lead-safe pro. Paint dries, pride recovers, and the room still looks better than before.

📊 Market insight: the 30-year mortgage rate fell to 7.32% this week, the first decline in nine weeks (Freddie Mac, released Oct 22, 2026). Small move, real signal. 1️⃣ Inventory keeps building: 1.60M homes listed in September, a 4.8-month supply, up from 4.5 a year ago. 2️⃣ September sales still ran below last year's pace. 3️⃣ Longer days on market give buyers more negotiating power (NAR, Sep 2026 report, Oct 13). For investors, easing rates plus rising supply can mean softer competition at the offer table. Watch the numbers, not the headlines. 📉

🏠 Flip talk: demo day is the fun part. Then the fun finds the wiring from 1952 and the plumbing the last guy installed 'himself.' The rookie flipper budget goes: $40k on the spreadsheet, $60k in real life, $80k by closing. Every flip has a line item called 'surprise,' and it always gets spent. Three rules for staying sane: 1️⃣ Budget 15 to 20 percent for the unknown, not 10. 2️⃣ Walk away from 'just cosmetic' flips that smell like structural work. 3️⃣ Buy the ugly house with good bones, not the pretty one with bad ones. Renovation reality is the price of admission. 📋

🚽 DIY tutorial: that running toilet is probably a worn flapper, not a plumber call. Here is the fix. 1️⃣ Turn off the supply valve behind the toilet, then flush to drain the tank. 2️⃣ Unhook the old flapper from the flush valve and detach the chain. 3️⃣ Snap the new flapper in place and connect the chain with a little slack. 4️⃣ Turn the water back on and watch for a clean shutoff. ⚠️ If the supply valve will not turn, or you see a cracked tank, stop and call a plumber. A running toilet can waste up to 200 gallons of water a day (EPA, checked 2026-10-20).

📊 Resale truth: the projects that pay back at resale are the ones buyers see first. The 2025 Cost vs. Value report (Zonda / Remodeling Magazine) ranks garage door replacement at the top, recouping about 268% of cost. Next in line: steel entry door at roughly 216%, then manufactured stone veneer at around 208%. 🏡 Notice the pattern: exterior curb-appeal work dominates, while a minor kitchen remodel (about 113%) is the rare interior project that crosses 100%. Big gut renovations rarely earn their price tag back. Spend where buyers form their first impression.
