Those photos can come in handy later, especially once winter leaves trees bare and yards looking more dormant.

If you've found a home that checks your boxes, works for your budget, and feels right, don't automatically pass on it because you're imagining something better might come along.

You can spend a lot of time waiting for a house that may never hit the market.

You can only buy what's actually for sale.

The cheapest house in the neighborhood isn't always the best deal. 👀

There's usually a reason one home is priced significantly lower than the others.

Sometimes it's something you can fix, like an outdated kitchen or an old roof. Other times, it's something you can't change, like the location, lot, or layout.

And that's where buyers need to be careful.

A lower purchase price doesn't automatically mean you're getting better value. Sometimes spending a little more upfront can save you a lot of money—and frustration—down the road.

Spring listings are often won or lost before spring even arrives.

The cooler months are a good time to handle the exterior work that can be harder to tackle later, especially once weather gets unpredictable and schedules start filling up.

Are Stamford buyers finally getting a little more breathing room?

➡️ As compared to August, we had more listings in September (up 12%)
➡️ A slightly lower median price (down $42K).
➡️ Up to 35 days on market, much higher than 21 days in August

More inventory, longer market times, but a big jump in pending sales. An interesting market heading into the fall.

Of course, context matters. Real estate is hyperlocal, and the story can look very different depending on price point, neighborhood, and property type.
