One day, someone will tell you that where a home is located matters more than the house itself. It's very important that you listen to them.

When touring homes, it's easy to get caught up in the details that make a house beautiful. But the neighborhood, convenience, and overall location deserve just as much consideration.
📍 Does the area fit your lifestyle?
📍 How far will you be from work, school, and everyday essentials?
📍 Does the location align with your long-term plans?
📍 Will it still make sense for you in the years ahead?

You can update a kitchen, change the paint colors, and make a house feel more like you. But you can't change its location.

As a St. Louis Realtor, I want my buyers to look beyond the pretty finishes and consider the bigger picture. The goal is to find a home you love in a location that supports the life you're building.

Planning your next move in St. Louis? Send me a message, and let's find a home that makes sense for you!

I don't know the key to happiness, but I'm pretty sure it involves coming home to a place you love.

A place where the days slow down, your family gathers, memories are made, and even the most ordinary moments feel a little more special.

Because a home is about so much more than the number of bedrooms, the size of the kitchen, or the finishes you choose. It's about how you feel when you walk through the door. It's about creating a space that fits your season of life and the future you're building.

As a St. Louis Realtor, I believe finding the right home is about finding a place where your life can unfold in the way you've envisioned. And you deserve guidance that makes the journey feel clear, confident, and exciting.

Whether you're dreaming about your first home, looking for more room for your growing family, or ready for a new chapter, I'm here to help you navigate what's next.

Because at the end of the day, the goal isn't just to find a house. It's to find a place you love coming home to.

Thinking about finding a place to call home in St. Louis? Send me a DM. I'd love to help you explore your options and find a home that fits your next chapter.

There’s something different about decorating a home when you know it’s yours.

Not your landlord’s.
Not a temporary stop.
Not a place you’re wondering how long you’ll be able to stay.

Yours.

For so many buyers, homeownership isn’t just about having a place to live. It’s about putting down roots, creating traditions, building stability, and creating an asset that can become part of your family’s long-term wealth.

And if buying a home in St. Louis has been sitting somewhere on your “maybe someday” list… maybe it’s time to have the conversation.

You don’t need to have everything figured out before you start. You just need to understand your options and know what the next step looks like.

Because your next holiday season could look a little different.

If homeownership has been on your heart, send me a message. Let’s talk through what your options could look like no pressure, just a conversation.

There’s no perfect real estate market. There’s just the market you’re making a decision in and the strategy you use to navigate it.

In 2021, mortgage rates were incredibly low, but buyers were facing bidding wars, multiple offers, homes selling over asking, and very little negotiating power.

Today, rates are higher, and yes, that can make the monthly payment harder to swallow.
But buyers may also have something that was much harder to find back then:
Leverage.

You may have more room to negotiate the price, ask for seller-paid closing costs, complete inspections, request repairs, and negotiate the terms of the contract.

That doesn’t mean you should buy just because the market has shifted.
It means you shouldn’t make a real estate decision based on one number alone.

Every market has its version of hard. The goal is to understand your options and choose what makes sense for your finances, goals, and season of life.

If you’re thinking about buying a home in St. Louis and want to know what your options could look like in today’s market, send me a DM. I’m happy to talk it through with you.

Getting the keys to your new home is such an exciting milestone. But once the excitement settles, you start realizing just how many little things come with being a homeowner.

And honestly, those are the things I want my buyers to feel prepared for, too.

Because buying a home isn't just about finding the right property, negotiating the contract, and making it to closing day. It's also about understanding what comes next and feeling confident navigating it.

If you're preparing to move into your new home, here are a few things I'd put at the top of your list:
1. Get familiar with your home. Know where your main water shut-off and electrical panel are before you ever need them.
2. Take care of the locks. It's a simple step that gives you a fresh start and greater peace of mind.
3. Make sure your utilities are ready. Confirm everything is transferred or set up so you're not troubleshooting the basics on move-in day.
4. Give yourself time to settle in. Prioritize the essentials first. You don't have to unpack, organize, and figure everything out in one day.
5. Keep your important documents together. From closing paperwork to warranty information and home maintenance records, having one designated place for everything will make life easier down the road.

One thing I always want buyers to understand is that homeownership is a learning process. You don't have to know everything on day one, and you shouldn't feel like you're expected to figure it all out alone.

My goal is for my clients to feel informed, prepared, and supported throughout the process, not just until they get the keys.

If you're thinking about buying a home in St. Louis, I'd love to help you understand what the process looks like, including the parts that happen after closing.

And if you're already counting down to move-in day, save this for when you get those keys.

What if your “new year, new home” actually started this fall?

If buying a home is something you've been thinking about, October can still be a great time to get organized and start the process.

Here’s what the next few months could look like:
→ October: Get pre-approved, define your budget, and start your St. Louis home search.
→ November: Find the right home, negotiate, and get under contract.
→ December: Close, get the keys, and settle into your new home before the holidays.

Of course, every buyer’s timeline looks different. The goal isn’t to rush the process, it’s to have a clear plan and know what needs to happen next.

If buying a home in St. Louis is on your radar, you don’t need to have it all figured out before reaching out. That’s what having the right guidance is for.

Thinking about making a move before the end of the year? Send me a DM and let’s talk through what your timeline could look like.

Selling your St. Louis home is more than putting a sign in the yard and waiting for an offer.
Yes, you can sell your home yourself.

But there’s a lot happening behind the scenes that can impact your price, your timeline, and your overall experience from pricing strategy and marketing to negotiations, contracts, inspections, and keeping the transaction on track.

That’s where experienced representation can make a meaningful difference.

My approach to selling real estate is simple: educate first, create a clear plan, and help you make decisions with confidence.

You don’t need more pressure.

You need to understand your options and know what happens next.

Thinking about selling your home in St. Louis? Send me a DM. I’ll walk you through what the process could look like and help you understand your options, no pressure, just a conversation.

Save this for later, or send it to someone who’s been thinking about selling.

Everyone is waiting for the lower interest rate.

But here’s what I want buyers to think about:

A lower rate doesn’t always mean an easier buying experience.
When rates drop, more buyers may enter the market at the same time which can mean more competition, multiple offers, less negotiating power, and potentially paying more for the home.

A higher-rate market with fewer buyers can sometimes create more opportunity to negotiate and make a strategic purchase.

That doesn’t mean you should automatically buy at a higher rate.
It means the interest rate is only one piece of the decision.

Your purchase price, competition, monthly payment, negotiating power, and long-term plan all matter.

Real estate isn’t about waiting for the “perfect” market. It’s about understanding the market you’re in and making a decision that actually makes sense for your family.

Save this for the next time someone tells you, “Just wait until rates come down.”

And if you’re thinking about buying in St. Louis, DM me and I’ll help you understand what the current market could mean for your situation.

Buying a home is exciting… but becoming house poor is not.

One of the biggest mistakes I see first-time homebuyers make is focusing only on whether they can afford the monthly mortgage payment.

Because the mortgage isn't the whole picture.

Before you buy a home, you also need to consider:
→ Property taxes + homeowners insurance
→ HOA fees, if applicable
→ Utilities
→ Home maintenance and unexpected repairs
→ How much savings you'll have left after closing
→ What you still want to save, invest, give, and enjoy each month

And here's the part I really want buyers to hear:
Just because a lender says you qualify for a certain amount doesn't mean you need to spend that amount.

Your home should fit into your life, not consume your entire budget.
The goal isn't simply to get the keys.

It's to buy a home that fits your life, your financial goals, and your long-term plans without feeling stretched every month after closing.

If you're a first-time homebuyer in St. Louis, this is the kind of conversation you want to have before you start falling in love with houses.

Thinking about buying a home?
Send me a DM and let's talk about what you should actually be budgeting for before you start house hunting.

One of the hardest conversations I have with sellers is also one of the most important:

Your home’s value and your personal attachment to the home are two different things.

The price you paid, the money you invested, and the number your neighbor received all provide context but none of them, on their own, determine what your home is worth today.

For sellers in St. Louis, pricing is a strategy.

We look at things like:
→ Recent comparable sales
→ Current competition
→ Condition and updates
→ Location and neighborhood
→ Timing and buyer demand
→ How your home compares to the alternatives buyers have right now

The goal isn't to tell you what you want to hear.
It's to give you the information you need to make a clear, confident decision about selling your home.

Because a strong listing strategy isn't about chasing the highest possible number.
It's about positioning your home where the market can actually respond to it.

If you're considering selling in St. Louis, save this for the conversation you have before putting your home on the market.

Thinking about selling but not sure what your home would realistically sell for? DM me and let’s look at the numbers, not the guesswork.
