18 luxury homes. One gate. Only a few lots left.

I drove through a small, gated luxury community in Sunset Hills this week. Custom homes, and the lots are big. Roughly an acre to an acre and a half each.

That kind of space is hard to find this close in. Room for the pool, the garden, the yard where the grandkids can actually run.

Once these last few lots are gone, there will not be another chance here.

Two minutes to Bee Tree Park.

Picture slow Saturday mornings fishing at the lake, or hiking the trails that overlook the Mississippi, and being home before the coffee gets cold.

This new Oakville community will have only 13 homes. The lots have not been released yet, which means sales have not started. Pricing begins in the mid $500s.

When a neighborhood is this small, the people who hear first are the ones who get to pick their lot.

From January through August, St. Charles County issued 965 new-home permits. St. Louis County issued 375. That’s more than 2½ times as many next door.

Permits aren’t the same as homes available to buy, but they give us a useful glimpse of where building is happening. And if you have your heart set on a particular area, knowing about upcoming communities and lot releases matters.

I think I may have found one of my favorite titles in real estate…

I recently closed on homes for THREE first-time homebuyers—and every one of them is the son or daughter of parents I’ve also had the privilege of helping buy or sell a home.

How cool is that?!

There’s something pretty special about helping Mom and Dad through one season of life…and years later, getting the call to help their kiddos start a brand-new one.

After 11 years in real estate, these are the moments that mean the most to me.

Yes, I love finding the home. I love negotiating the deal. I love handing over the keys.
