St. Louis is where our story started. LOCAL is part of what we're building here.

LOCAL on Delmar, our newest multifamily community in the heart of University City's Delmar Loop, has officially opened! Located less than half a mile from Washington University, our 259-residence mixed-use community brings together elevated living, wellness, and neighborhood culture in one of St. Louis' most vibrant districts.

From a rooftop pool with a hot tub and cabanas to a wellness suite with sauna, 24/7 fitness center, dedicated workspaces, and resident lounges, we've created spaces that put the resident experience first. The community also features street-level retail, including Commerce Bank and Misfit Society Coffee Club, adding to the neighborhood experience.

As a St. Louis-based company, having the opportunity to develop a community in our own backyard makes this project especially meaningful to us.

VERVE has entered the Sunshine State. 🌴
Say hello to VERVE Orlando, our first student housing community in Florida. Located less than a quarter mile from UCF, this 626 bed community takes cues from Orlando itself, bringing entertainment, energy, and experience into everyday student living.

With more than 37,000 square feet of indoor and outdoor amenities, residents can enjoy a courtyard pool and hot tub, karaoke lounge, speakeasy with arcade games, golf simulator, wellness suite, podcast and content creation room, dedicated study spaces, and more.

Ground officially broken on VERVE Lexington! Last week, our team and project partners came together in Lexington to celebrate the start of construction on VERVE Lexington, the first of two Subtext developments underway near the University of Kentucky. Located directly across from campus, the community will bring 784 beds and more than 34,000 square feet of indoor and outdoor amenities to Lexington.

VERVE Lexington is expected to welcome residents in Summer 2028. From a neighborhood coffee shop to a second floor terrace with a pool and clubroom, dedicated study spaces, and fitness and wellness amenities, the community is being built around the full student experience.
