Behind every successful sale is a proven process. 🔑🏡
We did the planning, the preparation, the decluttering, and the deep cleaning. We focused on showcasing and strategic marketing.
The result? MULTIPLE offers, an ecstatic seller, and a happy buyer moving into their dream home! 🥂

Full circle moment. ❤️👠🏡
My background as an advertising art director and designer means I never just see a house—I see a story, lighting, and a canvas.

When I took on the listing at 7 Greenbriar Drive in Ladue, I knew its elegant spaces deserved a spotlight. I reached out to the brilliant local luxury shoe brand, Cynthia Richard, to bring some fashion magic into the home for a festive holiday shoot, and they jumped at the opportunity.

Here is a sneak peek of what happens when luxury meets beauty. I’m so grateful for this collaboration and can’t wait to see the final images! 📸✨

DM for a private tour of 7 Greenbriar Drive and an opportunity to make this beautiful backdrop YOUR home for all of the holidays to come!

I survived the ambush, but it raises a serious question: who will see my open house sign without a helium balloon?
Hope you can come see this survivor in action at my next open house! I promise all remaining balloons will be properly restrained.

How about this!!🏡💰

A 3-2-1 buydown is a mortgage financing agreement that temporarily lowers your interest rate for the first three years of the loan:

Year 1: the interest rate drops by 3%

Year 2: the interest rate drops by 2%

Year 3: the interest rate drops by 1%

Year 4 and beyond: the rate returns to the original fixed note rate for the rest of the loan term

Of course this is a simplified explanation, DM Matt Koch Matt J. Koch

This is what a perfect closing looks like. 🥂
I am so grateful to have represented wonderful friends on this property. Huge thanks to Wayne and Ben for their professionalism, and to the sellers for being so kind and informative throughout the process. You can truly feel how much love and care went into this home, and my buyers are thrilled to keep that tradition alive.
Real estate doesn’t always have to be about tough negotiations. True collaboration, kindness, and a little bit of fun can bring everyone to the perfect finish line. 🩷🏡

One weekend is all it took to get this home under contract! 🏡🎉While a quick sale looks like an overnight success from the outside, the truth is that a flawless weekend launch takes weeks of intentional prep behind the scenes.
🏡The Presentation: Strategic staging that allows buyers to instantly visualize their lives there.
🏡The Pricing: Positioned perfectly to drive immediate, competitive demand.
🏡The Pre-Marketing: Building buzz and a massive digital footprint before the doors even open.

Ready to plan your home’s big weekend? Send me a DM to schedule a casual, no-pressure chat!
