Every quarter, Fannie Mae surveys more than 100 housing experts on where home prices are headed. Compared to a year ago, the panel now sees a little more growth this year and a little less growth in the years after. The part that hasn't changed? They expect prices to keep rising every year.

Even the most pessimistic experts in the group still see prices climbing over the next five years. And on a $400,000 home, the latest forecast points to roughly $58,000 in equity growth over that same stretch.

Picture St. Louis when it was barely a village: a few hundred families living behind a log stockade above the Mississippi, more worried about spring planting than about war. Then one May morning in 1780, that peace broke apart in a single, terrifying day. 😳

A force of hundreds of British-allied warriors and traders came down on the tiny settlement, and for a few desperate hours, the future of the city we love hung on a single round stone tower called Fort San Carlos. Spanish Lieutenant Governor Fernando de Leyba had barely two hundred regulars and militia to hold the line, reinforced at the last minute by sixty volunteers who rode up from Sainte Genevieve. They held. The attackers pulled back by afternoon, and St. Louis kept growing into the city on the map today.

It came at a real cost. Every year since, a local commemoration reads aloud the names of the twenty one St. Louisans who lost their lives that day, so the Battle of St. Louis (the westernmost battle of the entire American Revolution) is never forgotten, even if most of us never learned it in school. 🕯️
