Ever text a tenant before a move-out inspection to make sure they’re completely moved out, get a “yes,” and then walk into a house that looks like this? 😳😂
We recently had a move-out that left us completely shocked. We’re talking two trailer loads of belongings and trash, plus days worth of cleaning. And somehow, the former tenants were expecting some of their security deposit back. 😳
What made it even more surprising? Their previous inspections had gone great. There had been no signs of neglect or a lack of cleanliness. Everything appeared to be fine, so seeing the condition the property was left in was the last thing we expected.
It’s a good reminder that screening tenants and conducting regular inspections are incredibly important, but even with the right processes in place, there can still be unexpected surprises. You can do everything right and still encounter a situation you never saw coming.
We were honestly surprised when the tenants were shocked to learn they weren’t getting their deposit back and actually owed money.
The reality is that property management isn’t free junk removal or a complimentary cleaning service. We work with trusted vendors who haul away belongings, clean properties, and help get them ready for the next person to call them home. Those services take time, labor, and money.
The good news? This is exactly why having a property management team matters. Even when the unexpected happens, we’re equipped to handle it. We coordinated the cleanup, got the property back in shape in less than a week, and had it rented again. We handle the details, the vendors, the unexpected headaches, and everything in between so owners don't have to manage it all themselves.
Property management is full of rewarding moments, unexpected challenges, and stories you almost can’t make up. You can’t prevent every surprise, but having the right team means you don’t have to face them alone.
To all the property managers out there: have you ever had a move-out that completely caught you off guard, even when everything seemed fine beforehand? 👇
