After 30 years in her home, this homeowner found herself facing more repairs than she could comfortably manage.

A major storm caused significant roof damage, and the problems continued to add up. She reached out to us, we purchased the house as-is, and she moved somewhere maintenance-free.

You don't have to take on every repair before deciding it's time for a change.

We're here to help you explore your options.

Rent minus the mortgage doesn't tell the whole story. 🏠

When tenants move out, repairs, repainting, deep cleaning, and unexpected maintenance can quickly eat into a property's cash flow.

That's why planning for turnover costs and future repairs matters just as much as calculating the monthly rent.

If you own rental properties, what's one expense you think every landlord should plan for?

A roof leak doesn't always stay a roof problem. 🏠

We bought this property as-is, and now we're getting a closer look at what it'll take to bring it back.

Every house has a story, and sometimes you don't see the full picture until you walk through the door.

Would you have taken this one on?

Not every rental property has to stay a rental forever.

When tenants move out, owners have a chance to rethink their next move. Sometimes that means finding new tenants. Other times, it might mean exploring a different path, like rent-to-own.

For the right person, rent-to-own could be a stepping stone toward homeownership when qualifying for a traditional mortgage isn't an option just yet.

If this were your property, which direction would you take?

What if you're ready to sell your house, but you haven't figured out where you'll go next?

Selling doesn't always mean you're ready to move tomorrow. Having a plan that accounts for what happens next can make all the difference.

If you need to sell but aren't sure how to handle the move, reach out. We can talk through the possibilities.

We first looked at this house two years ago. Now we've purchased it, and it's time to figure out the next steps.

Before deciding on a renovation plan, we'll clear out the property and get a better look at what we're working with.

From there, we have a few possibilities: renovate it for resale, keep it as a rental, or sell it to another investor looking for a project.

Every property has different opportunities, and the goal is to find the approach that makes the most sense for this one.

Stay tuned to see how it comes together.

Not every home sale happens on the first conversation.

We first met this seller more than two years before we ended up buying the house.

Back then, the timing wasn't right, so we stayed in touch.

When he reached out again two years later, his situation had changed and we were able to find a solution that worked for him.

We bought the property as-is, gave him 30 days after closing to move out, and he didn't need to clean everything out or make repairs beforehand.

Sometimes you don't need to force a decision.

You just need to wait until the timing is right.

What would you do if a seller changed their mind just days before closing?

At first, we thought there might be another offer involved. But after talking with the seller, we realized he simply didn't feel that selling was the right decision for him anymore.

Even though we had a signed contract, we decided to release him and let him keep the house.

It wasn't the outcome we expected, but we felt it was the right thing to do.

And there's another chapter to this story...

You'll want to see what happened next. 👀

Before you accept an offer on your house, take a few minutes to research the company making it.

We recently spoke with a family who discovered an old contract was still affecting the title to their property even though the investor involved never ended up purchasing the house.

Years later, that unresolved issue is preventing the family from moving forward with the sale.

The lesson isn't simply to compare offers.

Ask questions. Research the buyer. Check reviews. Talk with your title company and make sure you understand the agreement before signing.

Whether you sell to us or someone else, make sure you're comfortable with who you're doing business with.

What's behind the door? 👀

We recently bought this house and found a large shop in the back. We had no idea what was inside, so naturally, we had to take a look.

Every property has a story, and we're looking forward to seeing what comes next for this one.
