Finding the right home isn’t just about falling in love with the kitchen or deciding whether you like the paint color. The right property needs to work for your life, your budget, and your future.

Before you get emotionally attached to a house, think about the things that could turn a “YES!” into a hard NO.

🚫 Location — Too far from work, family, schools, or the places you spend your time?

🚫 Price — Is the payment comfortable for your budget, not just what the lender says you qualify for?

🚫 Layout — Can the floor plan actually work for how you live?

🚫 Condition — Are there repairs or updates you simply aren't willing to take on?

🚫 HOA or restrictions — Are there rules that don't fit your lifestyle?

🚫 Lot & property — Is the yard, acreage, parking, or outdoor space what you need?

🚫 Future plans — Will this home still work for you a few years from now?

And then there are the little things that may seem insignificant to someone else but are a BIG deal to you. Maybe it's a bathtub, a garage, a fenced yard, a home office, a basement, or having a certain school district.

There is no universal list of deal-breakers. Your priorities are what matter.

There are THREE things that matter when selling a home: PRICE. CONDITION. LOCATION.

Condition is good? ✅
Location is good? ✅
Then we need to talk about PRICE.

One of the biggest mistakes I see sellers make is wanting to “test the market” with a higher price and see what happens.

The problem? Your home gets some of its BEST exposure when it first hits the market. 👀 That is exactly when you want buyers looking at it and thinking, “We need to see this house!”

And right now, the market is shifting.

Homes are taking longer to sell. Sellers are feeling it. But for BUYERS... this is creating opportunity. 🙌

There is more room to negotiate. More inventory to choose from. More opportunity to ask for favorable terms. And potentially a lot less competition than buyers faced a few years ago.

Yes, interest rates fluctuate. But waiting for the “perfect” rate can also mean missing the opportunity to negotiate a better price or better terms on the house itself.

Real estate is a long-term game. 🏡📈

🌿🏡 After a long day, how do you like to unwind?

Sometimes relaxing doesn’t need to be complicated.

For me it might mean going for a drive with no real destination… or sitting on the front porch reading.

No agenda.
No phone.
No rushing to the next thing.
And absolutely no worrying about whether we’re still in loungewear. 😂

That’s one of the things I love about home. It gives you a place to step away from the noise of the day and enjoy the simple moments that often end up meaning the most.

Maybe your perfect evening looks like:

📖 Curling up with a good book
🌅 Watching the sunset from the back porch
☕ Enjoying a quiet cup of coffee
🎶 Listening to music
🌿 Taking a walk outside
🔥 Gathering around a fire
🛋️ Or simply putting your feet up and doing absolutely nothing

I home should support more than your busy schedule. It should give you spaces to slow down, recharge, connect, and enjoy the people you love.

What are your long-term plans for your current home?

Life changes—and sometimes our homes need to change with us.

Maybe your current home is exactly where you want to be. You love the neighborhood, know the neighbors, and have built years of memories there. ❤️

Or maybe you're starting to think about what's next. More space. Less maintenance. A different location. A home that better fits retirement. Or simply a change because your life looks different than it did when you bought your home.
