I didn’t become a Realtor because I was good at grammar. 😂

But hear me out…

You don’t walk into the bank and pay your interest rate every month.

You pay your PAYMENT.

A 6% interest rate on a house you can’t afford is still a house you can’t afford. 🤷‍♂️

So before you get too caught up in interest rates, let’s figure out what actually matters…

Can you comfortably afford the monthly payment AND still have enough money left over for groceries, vacations, and the occasional $47 trip to Taco Bell? 🌮

Because being house poor ain’t no way to live.

Moral of the story: Don’t let an interest rate distract you from what’s importanter. 😂

P.S. Yes, I know “importanter” isn’t a word. Neither is “irregardless,” but that hasn’t stopped half of Facebook. 💀

Some Realtors are going to HATE this post. And quite frankly, I don’t care.

There are agents out there who will tell you ANYTHING to get a sign in your yard.

They’ll inflate your home’s value to win your business.

They’ll promise you the world when it comes to marketing, then throw your house on the MLS, stick a sign in the yard, and pray another agent brings a buyer.

And when the house doesn’t sell?

Suddenly it’s the market’s fault. 🙄

Here’s what I refuse to do when you hire me to sell your home:

❌ Lie about your home’s value just to get the listing. I’d rather lose your business by telling you the truth than win it by telling you what you want to hear.

❌ Get into a race to the bottom on commission. If the only thing an agent can offer you is a cheaper fee, you should probably ask yourself what you’re actually paying for. My compensation is negotiable, but so is the level of service you’re comparing.

❌ List your home without a real marketing strategy. Uploading pictures to the MLS isn’t a marketing plan. It’s the bare minimum.

❌ Tell you what you want to hear instead of what you need to hear. Sometimes that means uncomfortable conversations about pricing, condition, or expectations.

❌ Take your listing just to add another sign to my collection. Your home isn’t a billboard for my business. You’re hiring me to get results.

And here’s the part that will really upset some people…

Just because someone has a real estate license doesn’t mean they know how to MARKET a home, NEGOTIATE a deal, or RUN a business.

Yet homeowners routinely trust one of their largest financial assets to whoever gives them the highest suggested list price or quotes the lowest commission.

Think about how ridiculous that is.

You wouldn’t automatically hire the cheapest attorney.

You wouldn’t automatically hire the cheapest contractor.

But when it’s time to sell a $300,000 house, suddenly saving a little on commission becomes more important than the strategy behind the sale?

The cheapest agent can become the most expensive mistake you make.

I’m not interested in being the cheapest Realtor in Southwest Missouri.

I’m interested in being worth what you pay me.

Your home could be the nicest house in the neighborhood and STILL struggle to sell.

Here’s something most homeowners don’t realize…

Selling your home for top dollar isn’t just about finding ONE buyer willing to pay your asking price.

It’s about getting as many qualified buyers interested in your home as possible.

Because when multiple buyers want the same house, that’s when sellers can gain some serious negotiating power. 💰

But how do you actually create that kind of demand?

It comes down to 3 things: PRICE, PRODUCT, and PROMOTION. 👇

🟢 1. PRICE: MAKE SURE BUYERS CAN ACTUALLY FIND YOUR HOME.

Here’s a mistake I see sellers make all the time…

“My house is worth $300,000, so let’s list it for $325,000 and leave some room to negotiate.”

Sounds reasonable, right?

Except you may have just eliminated a huge portion of your potential buyers.

Buyers shop within price ranges.

Someone searching for homes up to $300,000 may never even SEE your $325,000 listing.

And someone shopping at $325,000 might be comparing your home to properties with more upgrades, better finishes, or additional square footage.

The goal isn’t to price your home as high as possible.

It’s to price your home where it competes the BEST.

Sometimes the right asking price can create more interest, more showings, and potentially stronger offers than an inflated asking price ever would.

🟡 2. PRODUCT: MAKE YOUR HOME THE ONE BUYERS REMEMBER.

Think about the last time you bought something expensive.

Did you choose the first option you saw? Or did you compare several before making a decision?

Homebuyers do the exact same thing.

They’re comparing YOUR house against every other home in their price range.

Which means presentation matters.

✔️ Professional cleaning
✔️ Decluttering and staging
✔️ Addressing obvious maintenance issues
✔️ Quality photography and video
✔️ Making your home’s best features stand out

You don’t necessarily need the nicest house on the market. You need to make yours one of the most attractive options for the money.

🔴 3. PROMOTION: THE BEST HOUSE IN THE WORLD WON’T SELL IF NOBODY SEES IT.

This is where I believe a lot of real estate marketing falls short.

An agent takes some pictures, uploads the listing to the MLS, puts a sign in the yard, and waits for the phone to ring.

But here’s my question…

What are they doing to actively GET buyers interested in your home?

Our approach is to put your home in front of as many potential buyers as possible through:

✔️ Professional listing photos and video
✔️ MLS and major real estate websites
✔️ Facebook and Instagram marketing
✔️ Targeted advertising campaigns
✔️ Agent and buyer outreach
✔️ Open houses and coordinated marketing efforts

Because more exposure creates more opportunities for showings.

More qualified showings create more opportunities for offers.

And more interested buyers can give you more negotiating leverage.

🏡 HERE’S THE BIGGEST TAKEAWAY:

❌ Great marketing won’t always overcome a bad asking price.

❌ A great price won’t automatically overcome poor presentation.

❌ And a beautiful, competitively priced home still needs to reach the right buyers.

PRICE gets buyers interested.

PRODUCT makes them fall in love.

PROMOTION makes sure they know your home exists.

When all three work together, you give yourself a much better opportunity to sell quickly AND maximize your sale price.

And we’ve seen firsthand what a different strategy can accomplish.

We helped one homeowner get their property under contract in just 3 DAYS at full price in a so called “buyers market”.

📲 Thinking about selling your home in Southwest Missouri?

Send us a message with the word “SELL” and we’ll show you how we’d use all three strategies to help your home stand out from the competition.

Because selling your home shouldn’t be about putting it online and hoping someone buys it.

It should be about giving buyers a reason to choose YOUR home over every other option.

🎃👻 Happy Halloween from the Mehrhoffs!

Tonight, the only thing scarier than a haunted house is realizing how much candy your kids are about to bring home. 😂🍬

We hope everyone has a fun, safe, and spooky Halloween filled with great memories, lots of laughs, and maybe a few Reese’s that mysteriously disappear from the kids’ candy buckets. 😉

Now for the important question… 👇

The biggest mistake homeowners make when selling? Waiting until their house hits the market to START marketing it.

Most sellers think the process looks something like this:

1️⃣ Hire an agent.
2️⃣ Take some pictures.
3️⃣ Put the house on Zillow.
4️⃣ Wait for buyers to show up.

But here’s what most homeowners don’t realize…

The work you do BEFORE your home hits the market can be just as important as what happens after.

And if you want to sell quickly AND get the best possible price, you need more than a sign in the yard.

Here’s what we focus on. 👇

🟢 1. PREPARATION: MAKE BUYERS FALL IN LOVE BEFORE THEY WALK THROUGH THE DOOR.

First impressions matter, especially when buyers are scrolling through dozens of homes online.

Before we list, we look at things like:

✔️ Professional cleaning
✔️ Decluttering and staging
✔️ Minor repairs and cosmetic improvements
✔️ Professional photography and video
✔️ Making sure the home looks its absolute best

You don’t necessarily need to spend thousands renovating your home.

Sometimes the smallest improvements make the biggest difference in how buyers perceive its value.

🟡 2. PRICING: ATTRACT BUYERS, DON’T CHASE THEM AWAY.

Here’s something that might surprise you…

Pricing your home HIGHER doesn’t necessarily mean you’ll sell it for MORE.

In fact, it can have the opposite effect.

Buyers search within price ranges. Price your home outside the range they’re searching, and you could miss the very buyers most likely to purchase it.

And the longer a home sits, the more buyers start wondering what’s wrong with it.

Our goal isn’t to see how high we can list your home.

It’s to position your home where it attracts the most qualified buyers and gives you the strongest opportunity to negotiate.

🔴 3. MARKETING: CREATE DEMAND, DON’T JUST WAIT FOR IT.

Putting your home on the MLS and hoping buyers find it isn’t much of a marketing strategy.

When we launch a listing, we want to make a BIG first impression.

That means coordinating:

✔️ Professional photos and video
✔️ MLS and major real estate websites
✔️ Facebook and Instagram marketing
✔️ Targeted advertising when appropriate
✔️ Outreach to potential buyers and agents
✔️ Open houses and showing opportunities

The goal? Get as many qualified eyes on your home as possible while it’s NEW to the market.

Because those first days are often when your listing gets some of its strongest attention.

🏡 HERE’S THE BIGGEST TAKEAWAY:

❌ Don’t wait until your home is listed to start preparing.

❌ Don’t assume a higher asking price automatically means a higher selling price.

❌ Don’t confuse putting a home online with actively marketing it.

✅ Prepare it properly, price it strategically, and launch it with a plan designed to create demand.

Your home deserves more than an agent who puts a sign in the yard and waits for the phone to ring.

We’ve seen what the right strategy can do. We helped one homeowner get under contract in just 16 days after their home had previously sat on the market for 365 days — at the same asking price.

The difference? A different approach to marketing.

10/29/2026

A bad home inspection doesn’t always mean you’re buying a bad house.

One of the quickest ways to scare a homebuyer is to hand them a 40-page inspection report full of things that are “wrong” with the house.

But here’s what most buyers don’t realize…

Even brand new homes can have lengthy inspection reports.

The important thing isn’t how MANY issues the inspector finds. It’s WHAT they find.

I like to break inspection findings into 3 categories. 👇

🟢 1. THE NORMAL STUFF

Loose door handles, minor cosmetic defects, worn caulking, small maintenance items, etc.

These are things you’ll find in almost every home, especially one that’s been lived in.

They’re worth knowing about, but they’re usually not a reason to panic or abandon a house you love.

🟡 2. THE NEGOTIABLE STUFF

An older water heater, HVAC, small plumbing leaks, electrical repairs, or a roof nearing the end of its life.

These issues can cost real money, but that doesn’t automatically make them dealbreakers.

Depending on the situation, we may be able to negotiate:
✔️ Repairs before closing
✔️ Seller credits
✔️ A price reduction

The goal isn’t necessarily to find a perfect house. It’s to make sure you’re making a smart investment.

🔴 3. THE POTENTIAL DEALBREAKERS

Major foundation problems, extensive structural damage, serious water intrusion, or other significant safety concerns.

These are the findings that deserve extra attention.

Does that mean you automatically walk away? Not necessarily.

But it DOES mean we need to understand the severity, get qualified professionals involved, determine the potential costs, and decide whether the risk is worth taking.

Here’s the biggest takeaway:

❌ Don’t walk away from a great house because of a long inspection report.

❌ Don’t ignore serious problems just because you love the kitchen.

✅ Understand what you’re buying, what it could cost you, and what options you have before making a decision.

A good real estate agent doesn’t just help you find a house. They help you make informed decisions when things get complicated.

Unpopular opinions? Maybe. But these are 7 things I’ll stand behind every single time. 🏡🔥

Selling a home takes more than putting a sign in the yard, uploading a few photos, and hoping the right buyer comes along.

The right pricing strategy, strong marketing, and a plan tailored to YOUR home can make all the difference.

Your home deserves more than the bare minimum.

🔥HOT TAKE🔥

Your parents weren’t better at saving money. Houses were just a whole lot more affordable.

I’m tired of hearing that Millennials and Gen Z just need to work harder, stop eating out, and save more money if they want to buy a home.

Let’s look at the numbers. 👇

According to a MoneyLion analysis reported by Four States Homepage, the average Missouri home price rose from approximately $215,000 five years ago to about $272,000 today. That’s a 26.7% increase over that five-year period.

The same analysis estimated that buyers now need to earn nearly $35,000 MORE PER YEAR to afford a typical Missouri home than they did five years ago.

That figure refers to the estimated annual income needed to qualify for the typical home under the study’s affordability assumptions, including factors such as home prices, mortgage rates, and standard lending costs. It is not a claim that every buyer’s income must rise by exactly $35,000.

Read that again.

Nearly $35,000 more in estimated annual income. In FIVE YEARS.

Now imagine comparing today’s housing market to the one our parents were buying their first homes in 25 or 30 years ago.

Not only have home prices climbed dramatically, but today’s buyers are also dealing with higher borrowing costs than just a few years ago, rising living expenses, and the challenge of saving for a down payment while paying rent.

And somehow, younger generations are still being told they just need to budget better.

Don’t get me wrong. Our parents worked hard for what they had.

But pretending the financial hurdles to homeownership are the same today as they were 25 years ago is ridiculous.

A young family today can do everything they’re supposed to do. Work full-time jobs, save money, avoid unnecessary debt, and STILL struggle to afford a home.

That’s not necessarily a spending problem.

That’s an affordability problem.

And here’s what worries me most:

If the estimated income needed to afford a typical Missouri home rose by nearly $35,000 over just five years, what will it take five years from now?

I’m not saying buying is the right decision for everyone. But I do think we need to stop pretending younger generations have the same opportunities at the same cost as their parents did.

Source: MoneyLion analysis, as reported by Four States Homepage — Missouri home prices and estimated affordability comparison over a five-year period. Methodology and figures reflect the analysis’s statewide averages and affordability assumptions; they are not a 25- or 30-year comparison.

Everyone thinks Realtors just unlock doors, take pictures of houses, and collect giant checks. 😂

And honestly, I can see why you’d think that.

What you don’t see is us answering phone calls at 9 PM, meeting complete strangers in vacant houses, driving 45 minutes to show someone a house they already know they hate, and spending six months helping someone who ultimately decides they’re going to rent. 💀

We willingly signed up for a career where we have no guaranteed paycheck, no set schedule, and our entire income depends on whether strangers can agree on who gets to keep the refrigerator.

And somehow, we still love it. 🤣

10/25/2026

Your house isn’t worth what you think it is and every day you overprice it, you’re handing buyers more leverage. 🤷‍♂️

There. I said it. Look

One of the biggest mistakes homeowners make when selling is confusing what they WANT their home to be worth with what buyers are actually willing to pay.

❌ “But Zillow says it’s worth $400K.”

❌ “My neighbor listed theirs for $425K.”

❌ “We’ve put $75K into this house.”

❌ “Let’s price it high so we have room to negotiate.”

The market doesn’t care about your feelings, your renovations, or how much money you need to walk away with.

And here’s where I’ll probably upset a few other agents…

Some Realtors would rather tell you what you WANT to hear to get your listing than tell you what you NEED to hear to get your home sold.

Then 60 days go by. No offers. A couple of price reductions. And suddenly you’re negotiating with buyers who know your house has been sitting.

The irony?

You might end up selling for LESS than you would have if you’d priced it correctly from day one.

Overpricing doesn’t give you negotiating power. It gives buyers negotiating power.

A good agent doesn’t just agree with your price. They bring the data, explain the strategy, and have the uncomfortable conversations BEFORE those mistakes cost you money.

🔥 Unpopular opinion: The agent who tells you your house is worth the most isn’t necessarily the agent who’s going to get you the most.
