Real estate question I get on every house like this one. "Who the heck buys that, Henry?"
Walk through it and you'd probably say nobody. Original kitchen. Original floors. Paint from whoever lived here before me. Most investors look at this house and see a project.
I see the buyer. Here's who it is.
There's two kinds of people who want this house. The investor who wants a project. And the family that got priced out of everything that's already been fixed up. Go look at what's for sale in this market under two hundred grand. Hardly anything. So when a house like this comes on, priced right, that family gets to buy a home with some room in it and some equity in it, instead of paying top dollar for somebody else's finishes.
That's who I'm selling to. Not the person who wants it perfect. The person who wants it possible.
And once you know that, every decision on the house gets easy. Buy it right. Price it right. Leave the rest alone.
Would y'all buy this house as it sits, or wait for the renovated one down the street? Be honest in the comments.
And if you want the actual numbers on this house, comment LIVE. I'm putting them on the screen Wednesday night and I'll send you where.
Episode 4: who buys this house. Next up: what could kill this deal. Follow for it.
