Getting a home ready to list involves more than putting a sign in the yard! 🏡

I like to go the extra mile to help my listings shine, both inside and out. That might mean bringing in furniture and rugs to help a room feel more inviting, adding a few finishing touches, tidying up the flower beds, or sweeping the driveway before the photographer arrives.

Then I bring in the professionals to capture the home with quality photos and video that help buyers see what makes it special.

Those little details matter. I want your home to make a great first impression online and give buyers a reason to want to see it in person.

There's a lot that happens before a listing goes live, and I'm happy to roll up my sleeves and help get it ready!

One of the things I really value about being involved with Women’s Council of REALTORS® is the opportunity to learn from others, build relationships, and be part of something bigger than myself.

September 8–11, I had the opportunity to attend the Women’s Council of REALTORS® Texas 2027 Leadership Team & District Vice President Retreat in Houston.

We spent time working on strategic planning for the year ahead, reviewing budgets and organizational priorities, strengthening relationships, and preparing for the retreats, training, and leadership opportunities coming in 2027.

I always appreciate the chance to step back from the day-to-day, share ideas with others, and learn from people who are committed to serving their teams and communities.

I’m grateful to be part of an organization that values collaboration, growth, and leading with purpose. Looking forward to what we’ll accomplish together in 2027! ✨

I love finding great local businesses to share with you guys, and this one is definitely worth knowing about! ✨

I recently had a facial at Inner Lotus Aesthetics, located inside Elite Salons and Spa here in Conroe, and I absolutely loved my experience.

Tiffany specializes in corrective skincare and holistic facials, with services focused on things like acne, barrier repair, healthy aging, LED, facial massage and sound healing.

I left feeling relaxed, refreshed, and like my skin got some much-needed attention. 💆‍♀️✨

A Tuesday morning well spent. ☕️

Every week, we get together for The Gathering - watching the EXP Realty state meeting, learning from great speakers, sharing ideas and catching up with the people we get to do this business alongside.

I love that it’s not just about sitting in a room and listening. It’s the conversations over breakfast. The “hey, have you tried this?” moments. Sharing what’s working. Learning from someone who sees something differently. And taking those ideas back with us to better serve our clients.

Real estate can be an independent business, but it doesn’t have to feel like a solo one.

Sometimes being a Realtor means doing a little more than buying and selling houses.

Recently, we hit the road and visited some local dealerships to see if they would join us as sponsors for the 4th Annual Tee Off for Heroes Golf Tournament.

This tournament is hosted by the Women’s Council of Realtors Montgomery County and benefits Habitat for Humanity Montgomery County, including their Homes for Heroes program supporting local veterans.

We had a great time getting out into the community, meeting with local businesses, and talking about a cause that means a lot to us. And of course, there was plenty of laughing along the way! ⛳️

The market is always changing, and if you’re thinking about making a move, it’s worth knowing what’s actually happening here in Montgomery County - not just what you’re hearing in the headlines.

Here’s a look at the latest numbers:
🏡 1,587 new listings
💰 $382,100 median listing price
🏠 13,698 homes for sale
⏳ 52 median days on market
📈 98% sale-to-list ratio
🏷️ $335,000 median sale price
📉 Inventory down 0.02% month over month
📉 Price per sq. ft. down 0.22% month over month

So what does that actually mean?

For buyers, there are still plenty of options to choose from, and a little more time to think through the numbers instead of feeling like you have to make a decision overnight.

For sellers, this isn't a market where you can simply put a price on the house and hope for the best. Pricing, presentation and strategy matter. The right approach can make a big difference in how quickly and successfully your home sells.

And while the overall Montgomery County market is still leaning buyer-friendly, that doesn't mean every home or every situation looks the same.

The market may give us the numbers, but your goals are what determine the strategy.

Buying or selling a home can come with a LOT of questions. And I never want my clients to feel like they have to know everything before they call me.

Ask the questions. Even the ones you think might be silly! There really aren't any silly questions when you're making one of the biggest decisions of your life.

My job isn't just to open doors or write contracts. It's to help you understand what's happening, tell you the truth, look for solutions when things don't go as planned, and make sure you know I'm in your corner throughout the process. ❤️

And if we make it to the closing table and you've gained a Realtor you know you can call long after the paperwork is signed...

That's a pretty good day in my book.

It’s easy to fall in love with the house and forget to think about the life that comes with it.

That extra bedroom might be nice, but what about the drive to work? The schools? The neighborhood? The things you do every day?

When you’re looking at homes, I always encourage my clients to look beyond the walls and think about what their everyday life will actually look like there.

Keep in mind - you can change a kitchen. You can paint the walls. You can update the bathrooms.
You just can’t change the location.

So when you’re house hunting, don't just ask yourself if you love the house. Ask yourself if you love the life you'll have there.

There will probably always be a reason to wait.

Maybe you're waiting for interest rates to come down. Maybe you're waiting for prices to drop. Maybe you're waiting for the market to feel a little more certain.

The problem is none of us knows exactly what the market is going to do next.

What I do know is that the right time to buy is different for everyone. It comes down to your financial situation, your goals, and whether the numbers make sense for you.

And if you buy now and rates improve later, refinancing may be an option.

So instead of waiting for the "perfect" market, let's look at your situation and see what makes sense.
