Let’s find your dream home or get your current one sold — let me drive you home. Guylaine Belley's eyes dance and she gestures excitedly as she describes why she loves being a Broker Associate/Realtor®. If you care, it's going to either kill you or thrill you." Her many clients through the years have been thrilled, finding not only their dream home, but also a great friend in Guylaine as well. Great realtors and great golfers also have this in common: they know that exceptional moments happen when you master the fundamentals, seek to constantly improve, and maintain your balance. Mastering the Fundamentals Great golfers realize that the quality of the game rises and falls with the fundamentals. Countless issues have to be taken into account before one swing is taken or else trouble surely awaits. The same is true in the real estate business. Guylaine pays attention to every detail and listens carefully to her clients when they describe exactly what they are looking for. She is a tireless researcher, spending hours on the internet and on the road checking out and earmarking every conceivable property. She leaves no stone unturned. From the initial "hello" until all the papers are signed, she never takes her eyes off of the ball. You can count on that. Always Improving Guylaine knows how important the right ongoing training, tools, and coaching are to being able to better serve her clients. She is open to the many new technologies that exist to serve the real estate industry these days, and she uses those technologies every day to their fullest to accomplish the best for those she works with. She never misses an opportunity to learn more about how to market and sell a property, and how the economics and demographics in an area can effect the transaction and price. Knowledge is power in this business. Knowing there may be hurdles ahead makes avoiding those hurdles that much easier. Keeping Her Balance Guylaine understands and cares very deeply for families. Her priorities are firmly rooted in what really matters in this life. When asked to name her greatest accomplishment, she quickly defers to her grown children, Marie-Claude and Guillaume, and their successes. She is happily married to her husband Daniel, whom she met on a blind date. Daniel was obviously smitten from the beginning, and still is. They married in the summer of 1980. Her family's at the heart of everything she does and hopes to do. Guylaine works hard, but she plays hard as well. She is an accomplished dancer and loves aerobics and weight training. She and Daniel are also very active in their church.

Does your kitchen feel a little darker than you’d like? 💡🏡

The right lighting can make a kitchen feel brighter, more functional, and more inviting. A few simple updates can make a noticeable difference:

🪞 Reflect more light: A strategically placed mirror or reflective surface can help bounce existing light around the room.
💡 Upgrade your bulbs: Choose bulbs with a brightness and hue that suit how you use the space.
✨ Layer your lighting: Combine overhead lighting with under-cabinet lights to brighten countertops and eliminate shadows.
🏺 Add a statement fixture: Pendant lights can provide focused task lighting while adding a decorative element.
🎨 Use contrast thoughtfully: A lighter backsplash, reflective finish, or contrasting accent can help the space feel brighter and more defined.

Small lighting changes can completely change how a kitchen feels. Which update would you try first?

Many high-net-worth individuals do not view a home solely as a place to live. They view it as part of a broader financial strategy.

They often think about:

📊 Long-term appreciation potential, not just today's value
💰 Equity growth and how it can support future opportunities
📍 Location trends and future demand
🏠 How a property fits into their overall wealth-building goals

That does not mean every home purchase needs to be treated like an investment. But it does highlight an important mindset shift: looking beyond the monthly payment and considering the long-term impact of real estate decisions.

Whether you're buying your first home or your fifth, reach out for expert guidance on making real estate decisions that align with your long-term objectives.

A little personality can completely change a room!

When it comes to making a statement at home, two simple options can have a big impact.

🖼️ Unique wallpaper can turn an ordinary wall into a focal point, whether it's a bold pattern, unexpected texture, or a subtle print that adds character.

🌈 Vivid decor lets you bring personality through artwork, furniture, rugs, lighting, and accessories. It's also an easy way to refresh a space without committing to a permanent change.

The fun part is deciding how much personality to bring in. Go bold with a dramatic feature wall or keep the foundation neutral and let bright pieces do the talking.

💬 Which would you choose for your home: statement wallpaper or vivid decor?

✨ Morning routines start with the space you wake up in ✨

A well-designed morning environment can make everyday habits feel easier and more consistent.

Small details can shape how your day begins:
☀️ Natural light helps support energy and focus
🧺 Clear surfaces reduce visual clutter and decision fatigue
🚶‍♀️ Intentional flow makes movement through your space feel easier
☕ Functional zones keep essentials within reach for a smoother routine

When your home supports your routine, mornings can feel more calm, efficient, and less rushed.

Is your current space helping your mornings or working against them?

While mortgage rates were significantly higher in the 1980s, home prices were much lower relative to household incomes. Today, buyers are dealing with a mix of higher home prices, borrowing costs, and wages that have not always kept pace.

As a result, even with lower rates compared to decades ago, the overall cost of buying a home can feel more challenging.

Affordability is influenced by far more than interest rates alone, including local market conditions, home prices, financing costs, and individual financial situations.

🌟 The focus should not be on comparing today to the past, but on understanding current opportunities and building a strategy that fits your goals. Reach out for expert guidance on navigating today’s market and exploring your options as a buyer.

Moving into a new home should feel exciting, not like a last-minute scramble. 🏡

One easy way to make moving day smoother is to have your essential utilities arranged before you get the keys.

⚡ Electricity — Confirm service will be active on move-in day, so you have lights, outlets, and everything else you need from the moment you arrive.
💧 Water — Make sure water service is set up and ready for those first showers, loads of laundry, and everything in between.
🔥 Gas — If your home uses natural gas, arrange service ahead of time for appliances, hot water, or heating.
📶 Internet — Schedule your internet installation early, especially if you work from home or need to stay connected during the move.

A little planning before moving day can save you from scrambling after the boxes arrive.

Save this checklist and check off your utilities before move-in day.

Buying a home for the first time can feel overwhelming, but the process is more structured than it may seem. 🏡🔑

Here’s a simplified roadmap:

1️⃣ Get pre-approved: Understand your budget and financing options before you start seriously searching.
2️⃣ Search strategically: Focus on the location, features, and lifestyle priorities that matter most to you.
3️⃣ Make an informed offer: Consider the home’s value, local market conditions, financing, contingencies, and other terms, not just the asking price.
4️⃣ Review the home and paperwork: Complete a home inspection where applicable, review disclosures and important documents, confirm financing and insurance requirements, and address any conditions before moving forward.
5️⃣ Close on the home: Complete your final walkthrough, sign the necessary documents, and receive the keys once the transaction is officially closed.

Every purchase is different, and having the right guidance is crucial.

Upsizing your home doesn't always mean stretching your budget to the limit. 🏡📈

With the right strategy, it's possible to gain more space while keeping your finances on track.

Here are three ways to make upsizing more affordable:

💰 Know your true budget: Look beyond the purchase price and factor in monthly payments, property taxes, insurance, utilities, and maintenance so you can shop with confidence.

📍 Expand your search area: Exploring nearby communities may give you more space and features for the same budget.

🔑 Use your current home's equity wisely: If you've built equity in your existing home, it may provide a larger down payment and reduce the amount you need to finance.

Upsizing isn't just about buying a bigger house. It's about finding a home that better fits your lifestyle while making a smart long-term financial decision.

Ready for more space? Let's explore your options and create a plan that helps you move up without overextending your budget.
