What Is a MUD Tax in Texas?

Two houses in Spring, Texas.

Both listed at $400,000.

Same bedrooms. Similar square footage.

But their monthly payments could be VERY different.

Why?

MUD TAXES.

MUD stands for Municipal Utility District.

These districts can help finance neighborhood infrastructure, including water, sewer and drainage facilities.

And some properties have additional MUD property taxes.

Here’s a simple example:

A hypothetical MUD rate of $0.50 per $100 of taxable value on a $400,000 taxable property would equal approximately:

$2,000 per year.

That’s about $167 per month!

Actual rates and exemptions vary.

Does having a MUD automatically make a neighborhood undesirable?

Absolutely not.

But buyers need to understand the FULL cost of ownership.

And remember, MUD taxes and HOA dues are different expenses.

Before buying in Spring, The Woodlands or surrounding Houston communities, compare property taxes, insurance, HOA fees and any special-district obligations.

The prettiest kitchen doesn’t always come with the prettiest tax bill.
