🏡 THINKING ABOUT MOVING TO FLORIDA? 2026 COULD BE A VERY IMPORTANT YEAR FOR YOUR DECISION!

If you’re considering buying a home and moving to Florida, there are proposed changes to Florida property taxes and the Homestead Exemption that you should know about.

🗳️ On November 3, 2026, Florida voters will vote on Amendment 3, a proposed constitutional amendment involving property taxes and the Homestead Exemption.

The amendment needs at least 60% voter approval to pass.

👉 What could change if Amendment 3 passes?

Beginning January 1, 2027, the increased Homestead Exemption for taxes other than school district taxes would be:

🏠 Up to $150,000 in 2027
🏠 Up to $250,000 in 2028
with future adjustments for inflation.

But there is an important detail for people who are planning to move to Florida.

📌 December 31, 2026 matters.

The proposal distinguishes between people who maintain permanent Florida residency by December 31, 2026, and those who establish Florida residency afterward.

Under the proposed rules, people establishing permanent Florida residency after December 31, 2026 would not immediately receive the full increased exemption. Generally, they would become eligible for the increased Homestead Exemption beginning with the fifth year of their exemption.

⚠️ This does NOT mean paying five years of property taxes upfront. It refers to a waiting period before becoming eligible for the larger exemption.

💡 If moving to Florida is part of your future plans, this may be a good time to start preparing.

Don’t wait until the last minute to begin exploring neighborhoods, learning the Florida real estate market, and understanding the home-buying process.

🏡 What’s REALLY happening with the Hernando County housing market?

The latest completed numbers are in through August 2026, and they tell an interesting story.

📊 Median sale price: $325,660
↘️ Prices: down just 0.86% from last year
🏠 336 homes sold in August - UP 2.5%
⏳ Median days on market: 76 days vs. 56 last year
💰 Homes are selling for about 97.8% of asking price
⬆️ About 19.9% are still selling above asking

So what does this actually mean?

For SELLERS: Homes are still selling, but buyers have more time to make decisions. With the average home taking longer to sell, pricing correctly from the beginning and presenting your home well matters more than ever.

For BUYERS: You may have more breathing room than you did in previous years. Not every home is turning into a bidding war, and there may be opportunities to negotiate on price, closing costs, repairs, or other terms.

The biggest takeaway?

Hernando County real estate hasn’t stopped moving. Sales actually increased compared with last year, while prices remained relatively stable. What HAS changed is the pace of the market.

This is exactly why national real estate headlines don’t always tell you what’s happening right here at home.

🏡🔑 Congratulations to my amazing out-of-state client on officially becoming a Floridian and securing this beautiful 2-bedroom, 2-bathroom, NO HOA home in Royal Highlands, Weeki Wachee, Florida!
🌴☀️
And this transaction definitely deserves a little extra attention…

We met for the very first time on August 26th, and just 2½ hours later, we were UNDER CONTRACT!

Five days later, on August 31st, we CLOSED, and my client had the keys to his new Florida home in his hands! 🔑🏡

5 days. From meeting to closing. 🙌🎉🎉🎉🎉🎉

By far one of the fastest and smoothest transactions I’ve ever had, and such a great example of what can happen when the right opportunity meets the right preparation, teamwork, and representation.

Buying a home, especially from out of state, can feel overwhelming, but it doesn’t have to be. With the right agent guiding the process, things can move faster and smoother than you ever imagined.

Congratulations again and welcome to Florida! 🌴🥂 I hope your new home brings you many years of happiness and wonderful memories.

If Florida is calling your name too, I’m here to help you make the move. 🏡🔑

A huge congratulations to my Chicago clients on closing on their beautiful new home! 🏡🔑✨

This brand-new Maronda Homes property offers 5 bedrooms, 2 bathrooms, and approximately ½ acre in Royal Highlands, Weeki Wachee, FL. 🌴 A beautiful new construction home with plenty of space to enjoy Florida living.

Every real estate transaction has its own journey, and this one definitely kept us on our toes all the way to the finish line! But we made it to closing, the keys were handed over, and that is always worth celebrating. 🥂🔑

Congratulations to the new homeowners and wishing your family many happy memories in your new home!

Thinking about buying new construction? Remember — the builder represents the builder. Having your own Realtor gives you someone looking out for your interests throughout the process.
