5. Pick your date, work backward

None of it is hard. It just has to start now, because the calendar is shorter than it looks.

If you asked me to help get your house ready to sell, this is genuinely what I’d turn up with. 🎨

A box of magic erasers. Moving labels. Four baskets. A wreath and a decent doormat. And the six paint colors I actually use.

That’s it. No stager, no renovation, no list of things to spend money on before you’ve even decided to move.

Most prep advice is written for houses that are already nearly perfect. This is for a house people live in — where the hallway has scuffs at hip height and the closet in the spare room is where things go to be dealt with later.

Swipe for what each one is actually for. Number three is the only decluttering system I’ve seen people finish, and number four is the thirty seconds everybody forgets — every showing starts with someone standing on your step while their agent works the lockbox.

Painting is the one on this list people get wrong most often — usually by picking a color on a chip under shop lighting. So I put the six I actually use in a guide, with their codes and a room for each one, plus how to tell which rooms are worth painting at all. Comment PAINT and it’s yours 💙

Gold star behaviour, in my opinion. ⭐️

None of these are impressive. That’s sort of the point — they’re just the things I think you should be able to expect, and somehow they still surprise people.

Sending the disclosures before you have to ask. Telling you a house is wrong for you when I could just as easily let you fall for it. Saying I don’t know, and then going and finding out. Pricing to what the market will actually do rather than what everyone wishes it would.

And checking in a year later, when there is nothing in it for me.
