If you want to sell fast, here's what actually matters:
1. Staging.
Buyers buy the feeling before the floor plan. A styled kitchen counter, a made bed, and a clear path through each room let them move in emotionally before they ever make an offer.
2. Price it right from day one.
The first weekend on the market gets the most eyes. An overpriced listing wastes it, and buyers start wondering what's wrong with the house.
3. Fix what they'll notice.
Scuffed walls, dated light fixtures, and a dripping faucet all say "this house hasn't been cared for." You don't have to fix every little thing. First fix big repairs that must be done, then prioritize the smaller details they will see first.
4. Declutter and depersonalize.
Family photos and packed shelves make buyers feel like guests. Clear space makes them feel like owners.
5. Photos and video that do the house justice.
Most buyers meet your home online first. If the listing doesn't stop the scroll, they never book the tour.
