Rock, paper, real estate ✊✋

Every move in a home purchase has a smarter play:

→ Get pre-approved before you shop, so you know your real budget
→ Keep the inspection, so you know what you’re buying
→ Hold off on new credit cards or car loans until after closing. Lenders often recheck your credit right before you close
→ Never trust wiring instructions from an email. Call your title company at a number you already know
→ Do the final walkthrough before you sign

Which one do you see people get wrong the most? 👇

Some real estate “rules” should stay dead 👻
Ghost these myths this Halloween:

→ “You need 20% down.” Many loans need far less, from 3.5% with FHA to 0% with VA or USDA for buyers who qualify
→ “Pre-qualified is enough.” A pre-approval usually carries a lot more weight with sellers
→ “My Zestimate is my price.” It’s a starting point, not an appraisal
→ “Only sell in spring.” Homes sell all year, and fall and winter usually bring fewer listings to compete with

It’s officially freeze season. Is your house ready? 🏔️❄️

The hard freeze is the one that cracks pipes. Do these 5 things this weekend:
1️⃣ Blow out the sprinklers before the lines freeze
2️⃣ Unhook hoses and cover the spigots so nothing bursts inside the wall
3️⃣ Clear the gutters once the maples and pines finish dropping
4️⃣ Swap the furnace filter and book a tune-up before everyone else does
5️⃣ Test your smoke and CO detectors now that the heat is on

Thinking about selling in the spring? A burst pipe or a water stain from a clogged gutter is exactly what a buyer’s inspector finds. Ten minutes now saves you a repair request later.

If Spokane dressed up for Halloween, here’s what every neighborhood would wear. 🎃

South Hill: the classic witch. Been setting the mood for a hundred years and still does it better than anyone.

Kendall Yards: the vampire. Best after dark, knows it.

Browne’s Addition: the friendly ghost. Oldest neighborhood in the city, full of stories.

Perry District: the DIY costume. Made it from a thrift find and it’s somehow the best one here.

Hillyard: the vintage find. Here since the railroad days, knows where all the good stuff is hiding.

Green Bluff: the cowboy. Boots encouraged, confidence standard.

Logan: the group costume. Never arrives alone. Never.

Did we get them right?

Honest answer? People do leave Spokane. Here’s why:

1. The winters. Gray from November to March wears on some people.
2. Job pull. A promotion in Seattle, Denver, or Boise.
3. Family somewhere else.
4. They wanted big-city energy and Spokane isn’t that.
5. They moved here during the boom and never gave it a real shot.

Here’s the part nobody posts. A surprising number of them come back.

They come back because the mortgage in Seattle was double for half the house. Because the lake is 30 minutes away and the mountain is 45. Because the commute was 12 minutes, not 50. Because the neighbors actually knew their name. And because once you’ve had four real seasons, two-and-a-half seasons feels like a downgrade.

Spokane isn’t for everyone. But for the people it’s for, nowhere else quite works.

If you left and you’re thinking about coming back, or you’re here and thinking about staying, we’re the people to talk to.

The seller is motivated and the price just dropped. This one needs to go. 🏡

5516 E Birkenhead Ln in Colbert is now $569,900. 5 bed, 4 bath, 2,657 sq ft with a 3-car garage in Brighton Place, walking distance to Colbert Elementary and Mountainside Middle in the Mead district.

Fresh interior and exterior paint, newer furnace and water heater, and a private fenced backyard. Brighton Place has sidewalks, green space, and a community pickleball court, and you’re minutes from Green Bluff, Mt. Spokane, and Hwy 395.

On top of the new price, the seller is offering a $5,000 flooring allowance with an acceptable offer and a home warranty for the buyer.

Move-in ready, priced to sell, and not going to last.

The seller just made this one a lot easier to say yes to. 🏡

5284 S Wallbridge Rd in Deer Park is now $779,900, and the seller is offering:
💰 $20,000 credit toward a rate buydown — a lower monthly payment from day one
🤝 3% buyer broker commission — seller willing to pay

4 bed, 3 bath, 3,696 sq ft on 10 acres, with two shops (including a heated 30x40 with lean-to), granite counters, knotty alder cabinetry, and room for horses.
In this rate environment, a $20K buydown can move your payment more than a price cut ever could. If country living near Deer Park has been on your list, this is a good one to check out.

Thinking about selling, and wondering if you should just wait until spring? 🏔️

Here are Spokane County’s August numbers, not the flattering version.

→ Median sale price: $423,582, down 3.7% from a year ago
→ Median days on market: 36, six days longer than last year
→ Homes that still sold above asking: 25.1%
That last one is the number that matters to you. A quarter of sellers are still getting more than they asked. This isn’t a dead market, it’s a pricing market.
And waiting until spring doesn’t change your price. It changes your timing, and not in your favor. You would be listing the same month as every other seller who waited, competing with more homes for the same buyers.

The people still out looking in October aren’t browsing. They have a reason to move before the holidays.

Curious what yours would realistically list for today? DM us NUMBER and we’ll run it.

If you’re on the fence about listing this fall, what’s holding you back?

Green Bluff just opened for fall, and here’s the whole thing sorted. 🏔️

Swipe for what each farm actually offers, what it costs, and the stuff people only learn the hard way.

→ Beck’s Harvest House, Sept 19 to Oct 31. Corn maze, Pumpkin Land, u-pick at $2.49 a pound, and those pumpkin donuts.

→ Walter’s Fruit Ranch, Sept 19 to Oct 25. Book your arrival window first. Fruit Loop Express into the orchard, apples $2 a pound.

→ Hidden Acres, all fall. Twenty apple varieties, 25 acres of pumpkins, and a u-press c***r bar where you blend your own.

Both festivals are $5 to park. Go early on a Saturday if you want a parking spot and a short donut line.

This stretch is genuinely one of the best arguments for living up here. Four real seasons, and fall actually shows up.

Save it for the weekend, and tell us which farm you’re loyal to, because people have opinions. 👇
