Some good news for anyone house hunting: mortgage rates dipped this week! The 30-year fixed is averaging 7.32%, down from 7.40% the week before. It's the first drop since August.

🏡 Utah Real Estate Update: What's Happening This Fall

Hi friends! Here's what I'm seeing in the market right now 👇

📈 Rates: The 30-year fixed is averaging around 7.4%. That's high, but every point of shopping around and every bit of negotiating counts.

🏘️ More choices for buyers: There are more than 18,000 active listings across Utah, and many homes have been sitting a while. That means buyers have more room to negotiate on price, repairs, and closing costs than they've had in years.

⚡ What's still moving fast: Homes in the $400K–$600K range are selling the quickest. Homes that are priced right still go under contract in about five weeks.

💡 For sellers: Pricing and presentation matter more than ever this season. Homes priced for today's market sell. Homes priced for last spring sit.

📅 Watch this: The Fed meets October 28, and that could move rates either way.
