🏡 First-time homebuyers, this is worth knowing about.

On November 18, the Salt Lake Board of Realtors® will award THREE $10,000 American Dream Grants to help with down payment and/or closing costs.

The grant does not have to be repaid.

A few basics:
✅ First-time buyer, meaning you haven’t owned a home in the last 3 years
✅ Credit score over 620
✅ Buying an owner-occupied home
✅ Pre-qualified with a lender
✅ Your lender completes a certification letter
✅ A Salt Lake Board of Realtors® member must represent you and submit the application

If buying a home is on your radar, don’t wait until November 18 to ask about this. You need the lender letter and application completed before the drawing.

Message me “GRANT” and I’ll help you check the requirements, connect you with Robert if you still need to get pre-qualified, and get the application submitted.

A home-buying budget is more than the purchase price.

Before you start touring homes, look at the full monthly picture: mortgage payment, property taxes, insurance, utilities, and any HOA fees. Planning for these costs early can help you focus on homes that truly fit your comfort zone.

Also set aside funds for inspections, moving, and the small updates that often come after closing.

Tip: Ask your lender for a clear breakdown of estimated monthly and upfront costs, then use that number as your guide while searching.

Want to talk through what to include in your budget? I’m happy to help.

More choice does not always mean less competition in Salt Lake City. 🏡

Buyers are taking a little more time to compare homes, but well-priced properties in great condition can still draw attention quickly.

Buyer tip: Get clear on your must-haves before touring so you can move confidently when the right home appears.

A small room does not need smaller furniture. It needs a smarter layout.

Start by choosing one clear pathway through the room, then keep the pieces you use most within easy reach. A loveseat, compact dining table, or wall-mounted shelves can make the space feel open without sacrificing function.

Tip: Pull furniture slightly away from the walls when possible. Even a little breathing room can make a room feel less cramped.

Thinking through a room layout before moving furniture can save a lot of trial and error.

**Think you need a BIG down payment to make a competitive offer? Think again!** 🏡

A larger down payment doesn't automatically make an offer stronger.

**Sellers look at the whole picture**, not just how much money a buyer is putting down.

✔️ Strong pre-approval from a reputable lender
✔️ Financing type and likelihood of approval
✔️ Reasonable contingencies
✔️ Closing timeline that works for the seller
✔️ A buyer who's prepared and ready to move forward

A buyer putting 3% or 5% down with solid financing and clean terms could be more attractive than someone putting 20% down with complications or uncertainty.

💡 **Buyers:** Before making an offer, talk with your lender about how to demonstrate your financial readiness. A strong pre-approval and a well-structured offer can make a big difference!

**Sellers:** Don't automatically dismiss an offer because of a smaller down payment. The highest down payment isn't necessarily the offer most likely to close.

Whether you're buying or selling, understanding what makes an offer strong can give you an advantage.

**The newest house isn't always the best investment!** 🏡

When it comes to investment properties, shiny new finishes don't necessarily mean better returns.

Sometimes an older home in a great location, with a practical layout and solid bones, can be a smarter investment than something brand new.

**Investors:** Look beyond the pretty countertops! Consider:

✔️ Location and rental demand
✔️ Condition of major systems (roof, HVAC, plumbing, electrical)
✔️ Potential maintenance and repair costs
✔️ Rental restrictions and local regulations
✔️ Cash flow and long-term appreciation potential
✔️ Future resale value

💡 **My tip:** Run the numbers BEFORE you fall in love with a property. Include realistic maintenance costs, vacancy allowances, and reserves for unexpected repairs. A great purchase price doesn't automatically make a great investment.

With my background in real estate, renovations, and financial education, I help investors look beyond the surface and evaluate the bigger financial picture.

**Thinking about investing in Salt Lake City or along the Wasatch Front?** Let's talk about what makes a property worth buying.

One of the MANY reasons I love Presidio Real Estate is that our office knows how to have FUN! 😁🎉

We had a friendly competition between the different Presidio branches to see who had the MOST SPIRIT! Think school spirit week, but with real estate agents! 😂🏡

We had Decade Day, Denim Day, Pet Day, and of course, Presidio swag day! 🐾👖🎸

It was fun, a little ridiculous, and totally RAD, man! 🤣✌️

And OF COURSE, our office won! 🏆🥳 What can I say? We've got spirit, yes we do! We've got spirit, how about YOU?! 😂🙌

More choices don't always make decisions easier! 🏡

The Salt Lake City market is giving buyers more homes to choose from and making sellers step up their game to compete!

Sellers: Make your home stand out! Take care of repairs, declutter, stage, consider offering incentives, and price it right. Buyers have options, so give them a reason to choose YOUR home.

Buyers: Know your must-haves before you start touring so too many choices don't turn into decision fatigue. And don't overlook a great home while searching for the perfect one!

Thinking about making a move in Salt Lake City? What's influencing your decision most right now: prices, interest rates, timing, or finding the right home?
