Fewer Buyers, More Sellers: Is NE Ohio Shifting?
Pending home sales just hit a 10-year low nationally, and there are now almost twice as many sellers as buyers. So what does that mean for Northeast Ohio real estate?

In this month’s Northeast Ohio & Cleveland real estate market update, Mike Ferrante takes national headlines and breaks down what’s actually happening here at home. He compares September 2026 to where the market stood in 2020 and ten years ago in 2016. Inventory is climbing back, sales are down sharply, and prices are still going up, just more slowly. So are prices about to drop?

In September 2026, Northeast Ohio had almost 3,300 active listings, up from just over 2,800 in 2020 but still well below the 5,800+ we saw in 2016. Sales fell to about 1,151, compared with 1,657 in September 2020. Even so, the median sale price climbed to $250,000, up from $165,000 in 2020 and $122,000 in 2016. Months of inventory has risen to 2.85, still a seller’s market but heading back toward balanced.

So is Northeast Ohio finally shifting toward a balanced market, or even a buyer’s market? And what should sellers and buyers do about it this winter? Watch the full update to see what the numbers are telling us.
