🏡 Just Because a Home Looks Good Doesn't Mean Everything Is Working Properly!

🔎 Did You Know? Your Home's Attic Can Reveal Hidden Problems.

Your attic can tell you a lot about the overall condition of your home. During a home inspection, we look for warning signs that may go unnoticed in your everyday living spaces.

⚠️ Common attic concerns include:

Inadequate or damaged insulation

Improper ventilation

Signs of roof leaks or moisture intrusion

Visible mold-like growth

Damaged or improperly installed structural components

💡 Why does it matter? These conditions can contribute to higher energy bills, moisture damage, and costly repairs if left unaddressed.

At Hometown Inspections, we believe an informed homeowner is a confident homeowner. Understanding what's happening above your ceiling is just as important as knowing what's happening below it!

Component of the Week:
Homes have a lot of moving parts — some easy to spot, others not so much. Here’s a closer look at one important component and why it often shows up in inspection reports.

Every hot shower fills your bathroom with moisture. A properly functioning exhaust fan removes humid air before it can condense on walls, ceilings, and framing.

Common findings include:
• Fans venting into the attic
• Dirty fan assemblies
• Weak airflow
• Non-functional fans

Bathrooms are one of the highest-moisture areas in any home. Without proper ventilation, excess humidity can contribute to mold growth, peeling paint, wood deterioration, and poor indoor air quality.

Inspector Tip: Run your bathroom fan during showers and for about 20 minutes afterward to help remove excess moisture.

Moisture doesn’t stay where it starts—and the damage adds up fast. Here is a moisture red flag you should never ignore…

Moisture Red Flag: Buyers Notice Moisture Issues Immediately

Stains, odors, soft spots, mold indicators — all are big red flags to homebuyers.

Even if repaired, moisture history may:
✅ Reduce offers
✅ Delay transactions
✅ Require disclosures
✅ Trigger extra inspections

Moisture can cost money now — and later.

📋 Common Inspection Findings: What Every Buyer, Seller & Agent Should Know

🏡 Whether you're buying, selling, or representing a client, home inspections can feel like information overload. But the truth is—most issues that show up are common, preventable, and often easy to fix.

🚩 Inspection Finding
Today's Finding: Double-Tapped Breakers
Two wires. One breaker. That's often a problem.

👀 What We Found
✔ Two wires on one breaker
✔ Crowded electrical panel
✔ Signs of overheating
✔ DIY electrical work

⚠️ Why It Matters
Most circuit breakers are designed for only one wire. Improper connections can overheat, loosen over time, and become a potential fire hazard.

💡 Inspector Tip
If your electrical panel hasn't been evaluated in years, it's worth having it inspected by a qualified professional.

Have you ever looked inside your electrical panel?

⚡ Safety matters—and electrical issues aren’t always obvious.

A home’s electrical system is one of its most important components, and problems can sometimes be hiding where you’d never think to look.

During a home inspection, we evaluate accessible electrical components throughout the property, looking for concerns such as:

• Improper or outdated wiring
• Damaged outlets and switches
• Missing GFCI protection where required
• Electrical panel concerns
• Improperly sized or installed breakers
• Visible signs of overheating or damage

🔎 Some electrical defects are minor fixes, while others may present a potential safety hazard and require evaluation by a qualified electrician.

When you're buying a home, knowing about these issues before closing gives you the information you need to make an informed decision.

🏡 A safer home starts with a closer look.
