Your house is listed for $799,000.

You get an offer for $825,000.

Then another for $810,000.

You take the higher one, right?

Maybe.

But what if that buyer needs to sell another house first?

What if the appraisal comes in lower?

What if the closing date creates problems with your next move?

Or what if the higher offer includes credits that reduce what you actually receive?

These are the things homeowners should understand before deciding which offer to accept.

In her newest Patriot article, Jofran Perdomo talks about why the highest offer isn’t always the strongest offer.

Because selling your home isn’t just about getting the biggest number.

It’s about understanding what comes with it.

Before you say yes, know what you’re saying yes to.

You listed your home and received multiple offers. Should you automatically accept the highest one? Not necessarily. Jofran Perdermo explains what Queens and Long Island sellers should consider before making a decision. From financing and appraisals to closing timelines, contingencies, and seller cr...

Halloween is a Realtors Dream!

🎃 A big thank you to Joseph A. Latini, Mortgage Loan Professional for sharing a great reminder that Halloween might just be a Realtor’s favorite holiday!

Think about it. Tomorrow, entire neighborhoods will be out walking, homeowners will actually be answering their doors, and people will be HAPPY to see you!

Any other day, knock on someone’s door and they think you’re selling solar panels. 😂

On Halloween? They hand you a Snickers!

Joe’s message inspired us to share a little Halloween challenge with our agents at Patriot Real Properties…..and really, every Realtor who wants to have some fun while building their business.

🍫 Buy the good candy. Nobody remembers the house giving out raisins.

👟 Get out and walk. Say hello, compliment the decorations, and meet some neighbors.

🏡 Keep your eyes and ears open. You never know who’s thinking about buying, selling, or downsizing.

📱 Follow up! A five-minute conversation could turn into a great relationship.

Be a neighbor first and a Realtor second. Nobody wants a listing presentation while they’re dressed as a giant hot dog. 🤣

From all of us at Patriot Real Properties, Happy Halloween! 🎃🏡

What do mortgage insurance, refinancing, factory-built homes, and old New York City property violations have in common?

Each could become part of an important conversation between an agent and a client.

In our newest blog, Manny Vilar explains four real estate policy developments, what they may mean for buyers and sellers, and why agents should understand the difference between a program that is available now and a proposal that still needs to be implemented.

Manny Vilar explains four actionable policy moves: a potential automatic PMI-cancellation pilot, federal standardization for manufactured housing, lower-cost title review for eligible refinances, and New York City’s temporary relief for qualifying ECB judgments. Learn what is final, what is still ...

What a great weekend at the Long Island Family Festival at Tanner Park.

It’s really great when communities come together, neighbors connect and local businesses show up for one another.

We are proud to live, work and serve throughout Long Island. Thank you to everyone who helped make the festival such a wonderful community event.
