How much does an interest rate really change your home-buying power?
More than most buyers realize.
Using a $500,000 home with 3% down as an example, the estimated principal-and-interest payment changes from about $2,908/month at 6% to about $3,559/month at 8%.
But here’s the part I think is even more useful:
If $2,908/month is the payment you’re comfortable with, a higher interest rate means adjusting the price range of your home search. At 6%, that payment supports roughly a $500,000 home. At 8%, keeping approximately the same payment brings the purchase price closer to $408,500.
That’s about $91,500 in buying power tied to a two-point change in interest rates.
For buyers looking at homes in Kitsap County, Port Orchard, Bremerton, Silverdale, Poulsbo, Kingston, and surrounding areas, this is why it helps to look at more than just the listing price. Interest rates, financing options, seller concessions, and negotiation strategy can all affect what a home actually costs you each month.
