Can you buy a new home and keep your current low mortgage rate?

It's a great question, especially for homeowners who locked in rates around 3%!

There are two mortgage concepts worth understanding:

🔹 Portable Mortgage: Allows you to transfer your existing mortgage and interest rate to a new property. Unfortunately, this isn't generally an option in the U.S.

🔹 Assumable Mortgage: Allows a buyer to take over the seller's existing mortgage, potentially keeping their lower interest rate. FHA, VA, and USDA loans are generally assumable, while most conventional loans aren't.

There's a catch: Buyers must qualify for the loan and cover the difference between the remaining mortgage balance and the purchase price.

💡 The takeaway? You generally can't take your own low rate with you, but you may be able to benefit from someone else's!

🏡 Waiting for mortgage rates to fall before you buy?

Rates are higher than what buyers got used to during the ultra-low-rate years, but they are not historically unusual.

The bigger question is whether waiting actually improves your position.

Right now, buyers in Montgomery County may have more room to negotiate on price, seller concessions, closing costs, and even rate buydowns than they did in a hotter market.

If you can find the right home, at the right price, with a monthly payment you can comfortably afford today, it may be worth considering.

And if rates eventually fall, refinancing may become an option—but that should be viewed as a future opportunity, not something to count on when you buy.
