The cheapest contractor can turn into the most expensive one before he ever picks up a tool.

Most states have a free license lookup online. It takes two minutes and shows whether the license is active and whether there are complaints on file. Ask to see the insurance certificate too, not just "yeah, we're insured."

As a mortgage broker and realtor who also flips and holds my own properties, I've let a lot of people into a lot of houses. These four questions are the ones I ask every single time.

Did you ever skip one because the price was good? Did a "trip fee" ever catch you off guard?

Tell me in the comments: which one of these do you check first? 🔨

A real story from my own clients, no names. They started with a home they could barely afford, and about 5 years later they owe $150,000 on a home that just appraised at $550,000.

You know how you keep thinking "I should probably look at my mortgage" but the bill looks the same every time... so you never do?

If you have an adjustable loan, that bill won't stay the same forever.

Here's 4 steps you can knock out this week. Takes maybe an hour and one phone call.

Check your adjustment date. Ask your servicer what your new payment will be. Look at your options early, like a refinance into a fixed rate. And don't wait for the payment to jump.

Do these and you're ahead of most people with an adjustable loan. Most never even do step 1.

Picture opening that new bill and already knowing the number... because you planned for it months ago. 🏡

My clients bought a home they could barely afford. Today they have $400,000 in equity.

It started with a $150,000 manufactured home. Their parents gifted the down payment.

About 3 years later: sold for $150,000 more. Built a big, beautiful home.
About 2 years after that: sold with another $150,000 in equity.
Then: downsized, paid cash for a $300,000 fixer upper, and came back to me for a loan to fix it up.

It just appraised at $550,000. They owe $150,000.

Your first home doesn't have to be your forever home. It just has to get you in.

Their story, not a promise. Home values go down as well as up.

The 75% rule isn't just a landlord trick. Lenders use it too.

When you buy your next home and keep the old one, most loan programs only count about 75% of the rent toward your income. The other 25% is set aside for the same things I talked about: empty months and repairs.

So if your rent barely covers the payment, the lender may see that house as a cost, not income. That can shrink what you qualify for on the next one.

As a mortgage broker and a realtor, I see both sides of this. Sometimes keeping the house builds real wealth. Sometimes selling and using the equity is the smarter move.

What makes it hard to decide? The rent? The repairs? Not wanting to let the house go?

Tell me in the comments: are you keeping your old house or selling it? 🏡

Kristi and Domini are top notch! They always had our best interest in mind when it came to purchasing our new home. I never had to ask them to do anything— they had everything done in a timely and efficient manner to keep everything on track for closing. They are knowledgeable and professional— and very easy to communicate with whenever I had questions or needed clarification. Can’t thank them enough for all their hard work along the way! We will definitely continue to use them for all of our future mortgage needs.Devon and Shelby Hall

One in five people has a mistake on at least one of their credit reports...

That's what a big study by the FTC found, and most people never look.

A mistake can be a late payment you never made or a card that isn't yours. It can be a bill you paid off that still shows as owed. Any of those can pull your score down right when you need it most.

Here's the good part. You can pull all three of your reports for free at AnnualCreditReport.com, and it doesn't hurt your score.

Read each one line by line. If something is wrong, you can dispute it with that credit bureau, and they have to look into it.

Do this a few months before you plan to buy or refinance, so there's time to get it fixed.

Picture walking into your loan knowing your report is clean and right... no surprises.

Send this to the friend who's been thinking about buying next year.

And if you want help reading yours, text me: 602-737-1045.

Ever wonder where the next homes for sale will come from... Realtor.com has a guess, and it's a big one.

Realtor.com says Baby Boomers and the Silent Generation will release 13.9 million homes over the next ten years.

Over the last ten years, those same two groups released about 8 million, so the wave coming is 5.9 million homes bigger.

This year the oldest Boomers turn 80, and the youngest of the Silent Generation are already past that.

Most older folks keep owning their home into their mid-70s. It starts to slip in the early 80s, and the biggest drop comes in the mid to late 80s.

Right now these two groups own and live in about 36.7 million homes. Realtor.com thinks that falls to 22.8 million by 2036.

And the pace grows each year. They project 1.27 million homes in 2027, rising to 1.52 million in 2036, which works out to about 1.39 million a year.

Here is how it adds up: 3.9 million homes by 2029, 8 million by 2032 and 13.9 million by 2036.

A home counts as "released" when the owner passes away, moves into care, moves in with someone else, or moves to a rental.

Realtor.com also looked at all owners 62 and older. They released 10.4 million homes in the last ten years, and the coming wave beats that by 3.5 million.

For a sense of size, the site had 5.72 million listings from July 2025 to June 2026. Before the pandemic it was 6.29 million a year, so we're still about 570,000 homes short.

Each year's release would equal about a quarter of today's listings. If only half of those homes get listed, it's closer to an eighth.

Picture your future... maybe it's the smaller home near the grandkids, or the one with room for everyone at the holidays. More homes coming up for sale could mean more choices when you're ready.

Nobody knows exactly how it plays out, and every market is different. If you want to talk through what it could mean for your plans, text me: 602-737-1045.

The spreadsheet said keep renting... but your family said home.

A lot of people I talk with end up in this same spot.

When it's the home you live in, cheaper isn't always the goal.

Rent can win on paper and still not feel like the place to settle in, host the grandkids or stay for good.

And in a lot of nicer neighborhoods, there may not be anything to rent at all.

So before you let the math make the call, look at how many rentals are even open where you want to live.

Picture where you want to be in ten years... the yard, the porch and the people who come over on Sunday.

If the numbers and your heart are pulling two ways, I'm happy to help you look at both, with no pressure.

You set up a living trust so your kids get the house... but without the right instructions, they could still lose it. 🏠

If something happens to you while your child is still young, your trustee may have to look after that home for years.

So make sure they know who you send your mortgage payment to, and where your life insurance papers are.

Make sure they know how the mortgage, taxes, insurance and HOA will get paid. And tell them if the home should be rented to help cover those bills.

Then make sure they know where all your important papers are kept. 🔑

If you have life insurance, your estate plan can say how that money should be used for the mortgage and the other bills.

If there isn't enough to pay off the home, your trustee may need to keep making the payments. They may also need to rent it out until your child is old enough to take over.

Picture your kids in Springerville-Eagar years from now, still in the home you worked so hard for...

Don't just leave your kids a house. Leave them a plan to keep the house.

This is general info, not legal or estate-planning advice. I've helped a lot of families in Springerville-Eagar think this through, and I'm glad to help you too.
