Florida Listings Below Purchase Price
We’re seeing a notable shift in Florida real estate: over 1 in 10 active listings are now priced below what the seller originally paid. Even in some of our busiest markets—across the Treasure Coast, Space Coast, and Central Florida—nearly half the homes for sale have already had asking price reductions, and seller concessions are becoming more common. This trend comes after a period of rapid price gains, which have now given way to softer demand, higher borrowing costs, and larger inventories—conditions that prompt many owners to reset their expectations in order to move forward. Some sellers who purchased at the peak are accepting smaller returns to reduce carrying costs or to move on from properties that no longer fit their needs. As a broker who’s navigated both competitive and cooling markets for over two decades, I see more Florida owners willing to accept lower sale prices to make their next move. The market continues to evolve, and it’s my job to ensure our clients have the best guidance through every cycle.
