We have the best peeps we work with at Pointe3 Real Estate!
-A day of collaboration, exploring Seattle’s Underground Tour, and wrapping things up with happy hour at Karoo. What a fun way to connect!

If you haven’t experienced the Underground Tour, I highly recommend adding it to your list! It was so interesting and informative. It’s been on my list for years, but you know how life gets busy and sometimes the things right in our own backyard get pushed aside.

And Karoo Cafe, located above Pike Place Market, was another first for me! Amazing views, delicious food, and such a cool vibe. Definitely add this spot to your Seattle must-visit list!

Seattle has SO much to explore, and you don’t have to be a tourist to enjoy all the amazing experiences our city has to offer! Sometimes it’s fun to take a step back, explore something new, and appreciate the place we call home.

BIG APPRAISAL UPDATES ARE COMING! What Seattle Home Buyers & Sellers Need to Know~

Starting November 2, 2026, new appraisal reporting requirements known as UAD 3.6 will become mandatory for new appraisal reports submitted through the Fannie Mae and Freddie Mac appraisal system. So, what does this mean for you? 👇

The goal is to modernize how home appraisals are documented, with a more detailed, flexible, and consistent reporting format. The way your appraisal report looks may change, but that doesn’t automatically mean your home’s value will increase or decrease.

What Seattle Home Sellers Should Know:
• Keep a list of recent home improvements and upgrades.
• Make sure your home’s features and condition are accurately documented.
• Understand that comparable home sales and current Seattle real estate market conditions still matter.
• Work with your real estate broker to help provide relevant property information to the appraiser.

What Seattle Home Buyers Should Know:
• Your lender may use the new appraisal format for your transaction.
• Appraisal timing and lender readiness may affect your closing timeline.
• The appraised value still matters when securing a mortgage.
• If an appraisal contains a significant error or overlooks important information, ask your lender about a possible reconsideration of value.

We’re seeing a more balanced market, with more inventory giving buyers additional choices and negotiating room. Sellers can still do well, but pricing and presentation matter more than ever. And remember, if mortgage rates eventually come down, more buyers may jump back into the market, which can also bring more competition and put upward pressure on home prices.
