🏡 What if someone else could help pay your mortgage?

Last week, I submitted an offer on a duplex for a client, and it got me thinking about unique real estate investment strategies, living in one unit while renting out the other or sharing in the cost with a friend or family member. Imagine having your neighbor help pay your mortgage every month.

Even better, this duplex already had rental income in place, which could help my client qualify for a higher purchase price than they would otherwise qualify for.

Right now, there are approximately 75 duplexes for sale in King County, starting at $585,000!

This is a very interesting market for buyers right now with good prices and sellers willing to negotiate. I even wrote an offer for a lease-to-own this week, where the buyer can stay in their forever home until some things change for them that will allow them to qualify to buy it in 1-2 years.

100 hot yoga classes! 🧘‍♀️ A small milestone with a bigger reminder. ❤️

This morning, as I was leaving hot yoga, my instructor said, “Congratulations Angie on your 100th class!” I had no idea I'd reached 100 classes, but that simple comment made my day.

It also got me thinking about October and Breast Cancer Awareness Month. 💕

Having been impacted by cancer myself and losing a parent to cancer, I know firsthand how fragile life can be and how quickly everything can change.

It's a reminder to take care of ourselves, celebrate the little victories, and never take our health for granted. And most importantly, if you're due for your mammogram, please schedule it. Early detection can save lives.

Here's to showing up for ourselves, one day at a time. ❤️

Your house probably isn’t unsellable! It might just need a fresh look at what’s getting in the way. This is one of the reasons I call every agent that tours my listings. To obtain feedback and understand buyer hesitation (if any), so that we can pivot if needed to meet the buyer's needs.

Price, presentation, marketing, and strategy can all have a bigger impact on your sale than you might realize. That’s why having a real estate agent who is paying attention, willing to tell you what needs to change, and genuinely cares about getting your home sold matters.

Before you spend time or money making changes, you should know what’s actually worth addressing and have a plan for getting your home in front of the right buyers.

If you’re thinking about selling, DM me. I’d be happy to take a look at your situation and talk through what could help. 🏡

Sometimes the best little discoveries are right in your own backyard! 🍂🚜

The other day, I stumbled upon the cutest little farm in Issaquah—Fletcher Farm! Somehow, I'd never heard of it.

I loved roasting s'mores around the firepit, but the real highlight for Luke was the putt-putt golf. ⛳️ The balls roll through all kinds of crazy, homemade contraptions, and he was absolutely fascinated! Over 90 minutes of entertainment—if you're a parent, you know that's a win! 😂

I love discovering hidden gems like this, especially so close to home.

They're only open on weekends, so be sure to check them out!

Have you been? What other local hidden gems am I missing?

Sometimes, one visit is all it takes to change your life. ❤️

I'd only visited Seattle once before deciding to move here. Sometimes you just know a place is going to be part of your story.

I don't think I ever imagined back then that I'd still be here all these years later. But the funny thing is, the very same things that drew me to Seattle are the things that keep me here.

I still love looking out over the waterfront, wandering the historic brick streets of Pioneer Square, catching a Mariners game, discovering live music, and admiring the city's beautiful Art Deco architecture.

There's something about Seattle. The mix of history, character, culture, water, mountains, and neighborhoods that each have their own personality. Even after all these years, I still find new reasons to fall in love with this city.

What started as a move became home. And I'm so glad it did. ❤️

I'm curious — what brought YOU to Seattle? Were you born here, did you move for work, love, adventure, or did you just fall for this place like I did?

Thanks for following my page. It's been a while since I introduced myself 👋

I’m Angie, a real estate agent here in Seattle/Eastside and while I do help people buy and sell homes, my goal is to help people feel a little more confident, a little more prepared, and a lot more supported in one of life’s biggest decisions.

If we haven’t met yet, I hope this post helps you get to know me a little better.

Whether you’re thinking about a move, just love keeping tabs on the market (👀), looking for local activities or we share some similar interests, I’d love to stay connected.

In this new buyer's market, you can often negotiate a lower price or seller credit in your offer.

The best choice depends on what you need most: a lower payment now, less cash due at closing, or a lower price that keeps helping later. Ask your lender see all three on the same home, side by side. I usually opt for a lower price because I don't hold my properties for too long so seller credits or rate buydowns don't always pencil.

Across Seattle and the Eastside, I compare monthly payment, cash to close, and how long you expect to keep the loan before you decide which options is best suited for you.

If you want help reading the numbers, I’m happy to walk through it with you.

SOLD | 6113 188th St SW, Lynnwood 🏡

I sell a lot of traditional residential homes—but did you know I also sell Adult Family Homes? I'm one of the few agents in the state that knows how to sell this type of property. It’s a niche that ties together my old nursing days with my current real estate career.

AFH transactions are different from a typical home sale because we’re not just selling the real estate—we’re also navigating the transfer of the business. And closing day isn’t necessarily the finish line. The buyer and seller may need to work together for months afterward while the new owner completes the state licensing process and transfer.

For this sale, I’m the middle person coordinating between:

Multiple sellers, two buyers, the lender, state licensing, an AFH consultant, and the resident families. There are a LOT of moving pieces—and getting the house sold is only one of them.

It takes communication, patience, problem-solving, and an understanding of both the real estate and AFH sides of the transaction.

Congratulations to everyone involved in getting this one SOLD! 🎉

Thinking about buying, selling, or leasing an Adult Family Home in Washington? This is a niche where experience really matters.

PENDING 🏡

I’ve worked with these clients before, and this time they were ready for a home that better fits their lifestyle now — with plenty of room for their teenage/adult children to come home, visit and gather.

Of the 442 single-family homes for sale in their area, these buyers chose yours.

Why this one?

A big living room where everyone can gather.
A huge kitchen island that naturally brings people together.
A private backyard where they can relax and listen to the sounds of nature.
A main-floor bedroom/office for flexibility.
And yes… AC matters!

The right home isn’t about having everything. It’s about having what matters most to you.

And when a home has those things, buyers notice.
