Thinking about relocating to Seattle? Let’s talk about Capitol Hill. 📍

One of Seattle’s most walkable and lively neighborhoods, Capitol Hill offers a mix of restaurants, nightlife, local shops, parks, and convenient access to public transportation.

Whether you’re spending an evening along Pike and Pine, grabbing dinner at a neighborhood restaurant, or enjoying a quieter afternoon near Volunteer Park, there’s plenty to explore.

When it comes to housing, you’ll find everything from historic condos and modern townhomes to beautiful older homes near North Capitol Hill.

Of course, there’s a trade-off. Capitol Hill isn’t necessarily the most affordable neighborhood, and its energetic atmosphere might not appeal to everyone. But if walkability, convenience, and an active social scene are priorities, it’s definitely worth exploring.

Is the Seattle housing market crashing, or are we simply seeing a market correction?

September 2026 housing data for King County shows that inventory continues to increase while buyer activity and home sales have slowed.

Here’s a quick breakdown of the numbers:

📊 Median Sales Price: $825,000 (-2.5% YoY)

🏡 Active Listings: 9,368 (+3.3% MoM)

📉 Pending Sales: 1,916 (-1.5% MoM)

🔑 Closed Sales: 1,733 (-6.12% MoM)

⏳ Average Days on Market: 39 days

📦 Months of Supply: 4.9 months

Figures exclude waterfront properties.

So, what does this actually mean?

In my opinion, we’re seeing more of a market correction than a housing crash.

Buyers have gained additional negotiating leverage as inventory increases, while sellers are facing more competition and longer selling timelines.

However, not every property is experiencing the same results. Homes that are priced and presented correctly can still sell quickly, while others may sit on the market longer.

Location, pricing, and preparation continue to make a significant difference.

As we move through the remainder of 2026, mortgage rates, local employment trends, and overall economic conditions will be important factors to monitor.

What are your thoughts on the Greater Seattle housing market? Are we heading toward a buyer’s market?

Buyers ultimately determine market value, not Sellers.

One of the biggest mistakes homeowners make when selling their home is allowing emotions to influence their expectations of what their property is worth.

And understandably so. You’ve invested time, money, and years of memories into your home.

However, Buyers look at things differently.

Location, condition, comparable sales, interest rates, available inventory, and even the amount of work a home may need all influence what a Buyer is willing to pay.

This is why pricing your home correctly from the beginning is so important.

You can list your home at any price, but that doesn’t necessarily mean the market will support it.

The goal isn’t simply to list your home for the highest price possible. It’s to position your home strategically to attract qualified Buyers and negotiate the strongest possible outcome.

Curious to hear your thoughts. Do you think homeowners tend to overestimate the value of their homes?

Contrary to popular belief, your first home doesn’t always have to be your forever home.

Life happens. You might outgrow your space, start a family, relocate for a new job opportunity, or simply find yourself wanting something different a few years down the road.

Many homeowners end up staying in their homes for several years before making their next move.

And that’s perfectly fine.

Your first home doesn’t need to check every single box. What’s important is finding something that makes sense for your current lifestyle, financial situation, and long-term goals.

Sometimes, your first home is simply the stepping stone toward your next one.

Yes, we actually negotiated for the Sellers to help cover the cost of my Buyers purchasing their home!

Through the right strategy and negotiations, we were able to secure enough Seller credits to cover all of my Buyers’ closing costs, with additional credits available to help pay down certain debts.

The best part? My clients were first-time homebuyers who leveraged their VA home loan benefits to purchase their home with $0 down payment.

This is one of the lesser-known opportunities available through VA financing, and a great example of why understanding your loan options and having the right strategy in place can make a significant difference.

Not every transaction will allow for this, but knowing what’s possible is where it starts.

If you’re thinking about selling your home in Seattle, you don’t need to renovate everything before hitting the market.

The key is knowing where your money will actually make a difference.

Professional photography. Professional cleaning. Staging. A pre-inspection. And taking care of the right repairs before buyers ever walk through the door.

Each one helps with the same goal — making a strong first impression, removing potential objections, and positioning your home to sell for the best possible price.

Spend strategically. Not unnecessarily.

Inventory is climbing across King and Snohomish County.

But here's what many people are missing:

Well-priced single-family homes are still selling relatively quickly.

We're moving away from the "list it and buyers will come" market and into a market where pricing, preparation, and strategy matter more than ever.

In this month's market update, I break down:
✔️ Current inventory levels
✔️ Home price trends
✔️ Days on market
✔️ What today's market means for buyers and sellers

If you're thinking about making a move this year, understanding what's happening beneath the headlines can make all the difference.

Just Closed | Everett, WA

This transaction took two years in the making.

From the start, these first-time homebuyers hopped into a completely different market, fighting against multiple offers, market shifts, lack of inventory options. They went through it all.

In the end, we managed to find the right home and even beat out another similar offer. Persistence always wins!

Congratulations!
