Making Room for What Matters 🍂

November always gets me thinking about the things that make a house feel like home.

For Wilson and me, that's always included good food, great friends, and having a place where everyone can gather. It's also shaped how we've approached finding and designing our own Seattle home.

In this month's ModernaeMonthly, we're exploring designing for the way we live —from our own kitchen remodel and Thanksgiving gatherings to a remarkable entertaining pavilion in Magnolia, a midcentury party house in Palm Springs, and a classic Broadmoor residence.

A little architecture, design inspiration, and gratitude for the people and places that make Seattle feel like home.

Happy November, and Happy Thanksgiving!

MCMONDAYS | MIDCENTURY ENTERTAINING IN BROADMOOR

Built in 1950, this remarkable Broadmoor residence captures an era when architecture was designed around gathering, conversation, and a connection to the outdoors.

A dramatic two-story living room overlooks the golf course, while an intimate sunken conversation area with fireplace and built-in bookshelves invites you to settle in and stay awhile. Outside, a private courtyard, mature landscaping, and swimming pool create a beautiful setting for entertaining.

With Thanksgiving around the corner, it's a wonderful reminder that great midcentury design has always been about more than aesthetics. It's about how we live.

Designing for the Way You Live

When Wilson and I moved to Seattle, one of our first purchases was a 9ft dining table. The catch? We were living in a 650SF apartment!

We knew we wanted a home where we could entertain, gather friends, and enjoy long dinners together. Finding a home that accommodated that table was just the beginning. We eventually designed our kitchen around a 15ft island with plenty of room for everyone to gather.

Last Thanksgiving, nearly 20 friends joined us for dinner, and I was reminded why those decisions mattered.

When searching for a home, it's not always about having more space. It's about finding the *right* space for the way you want to live.

I'm sharing a little of our story, along with some thoughts on thoughtful home design, in my latest blog.

JUST SOLD | CENTRAL DISTRICT 🏡

From rising rent to building equity of his own!

After relocating to Seattle for work, my client was tired of annual rent increases. Already a homeowner in Washington, DC, he wanted to build equity here while keeping the flexibility to rent his Seattle home should work take him elsewhere.

We explored different neighborhoods and price points before coming back to this modern townhome steps from 23rd & Union. A recent price reduction made it especially attractive—an identical home in the same 6-unit community had sold for $679K earlier this year.

The challenge? Rising interest rates were making the monthly payments difficult.

Recognizing an opportunity in the fall market, we worked with our lender to structure a full-price offer with a seller credit toward a temporary rate buydown. The result? More manageable initial payments, future rental potential, and a purchase price approximately $90K below the comparable sale!

A great reminder that even in a high-rate market, the right timing and strategy can create real opportunities.

Congratulations to my client on his new Seattle home! So happy we found a solution that works for today while keeping his options open for tomorrow.

**Friday Fave 🌿**

One of my favorite principles of Mid-Century Modern architecture is the seamless connection between indoors and out. This 2012 Madison Park home by architect Eric Cobb takes that philosophy and gives it a distinctly contemporary, year-round Seattle interpretation.

What really caught my attention are the **5 outdoor rooms**, thoughtfully woven into the architecture and landscape by Richard Hartlage of Land Morphology. From a private courtyard and bamboo-lined garden to a rooftop Zen garden and a primary suite balcony with a fire pit, each space creates a different way to experience the outdoors. Walls of glass blur the boundaries even further.

Proof that great modern design isn't just about how a home looks, but how it connects us to our surroundings.

Friday Fave 🌅

Another George Suyama masterpiece! Built in 1997 on a bluff above Alki, this home is a beautiful example of his distinctly Pacific Northwest approach to architecture.

But let's talk about those views! Nearly 360 degrees of Elliott Bay, the Seattle skyline, Puget Sound, and the Olympic Mountains. And with a reported $3.6M reduction from its previous asking price, this architectural standout is looking particularly compelling.

🍂 October in Seattle: Fall, Design + Opportunity

Seattle really comes alive in fall—from Halloween-ready neighborhoods to a packed calendar of seasonal events.

This month, I’m also looking at a different kind of opportunity: a housing market where higher mortgage rates are keeping some buyers on the sidelines, creating more choice, less competition and greater negotiating power for those who are ready to move.

Along the way, there’s a little modern design inspiration too—including a Paul Hayden Kirk in Bellevue and a beautifully preserved midcentury home in North Vancouver.

A very Seattle mix of fall, design and real estate perspective.

s now actually a good time to buy a home in Seattle?

For the right buyer, I think it may be.

Inventory is up, some homes are sitting longer, and buyers have more room to negotiate on price, contingencies and seller credits than they’ve had in recent years.
But there’s an important nuance: the right home on the right street in the right neighborhood can still sell quickly. More leverage doesn’t mean waiting for every home to get a price reduction.

And while mortgage rates remain around 7%, I’ve been working with buyers to negotiate seller credits for temporary rate buydowns—helping make the first few years more manageable while preserving the possibility of refinancing later.
The key is knowing when to negotiate—and when to move.

I broke down what I’m seeing in the Seattle market and why this fall may offer an interesting window for buyers.

JUST SOLD | BRIER 🏡

This one was especially meaningful.

It was an honor to help my neighbor find the right home for her sister and family, who recently moved from Utah to be closer to family here in Seattle. With 2 young children and their mom joining them, they needed a home with enough space for everyone — without being too far away.

Just 10 minutes away, we found it. New construction, tons of room, great schools and — importantly — a ground-floor bedroom and bath that gave their mom her own comfortable space. With room for 3 generations under one roof, we knew almost immediately it was the one.

And with pros on both sides of the transaction, we were able to put together a deal that made sense for everyone — closing at $1.4M, $200K less than the same home next door sold for in July.

So happy to welcome this family to the neighborhood — and even happier that they’ll all get to be a little closer together. ❤️

Small House. Big Idea.

A new 400-square-foot cabin on Blakely Island by Seattle architecture firm Wittman Estes is a beautiful reminder that great design has very little to do with size.
Set among Douglas firs above the Salish Sea, the cabin gets so much right about Pacific Northwest modernism: warm natural materials, efficient planning, extraordinary light, and a seamless relationship between indoors and out.
It also reinforces something I see often in Seattle real estate: square footage and livability aren’t the same thing. Thoughtful proportions, sightlines and connection to place can make a smaller home feel remarkably expansive.
I shared a few thoughts on what this tiny cabin can teach us about living modern in the Northwest.
