Scottsdale broke ground this week on a second bridge over Reata Wash.
It is a $14.2 million project on Thompson Peak Parkway, and the point of it is simple: right now four lanes narrow to two at the wash. When the second bridge opens, the parkway carries four continuous travel lanes plus bike lanes from Scottsdale Road all the way to 100th Street.
Construction starts Nov. 2 and runs about twelve months.
I pay attention to this because access is part of what a north Scottsdale property is worth, and it rarely shows up in a valuation the way square footage does. Buyers above $3 million ask about drive time to the 101, to the airport, to school pickup. They notice a road that backs up. They also notice one that does not.
A year of construction first, then a corridor that works the way it was drawn.
What do you look at first when you are weighing two properties a few minutes apart, the house, or how you get to it?
