The new rules allow Fannie & Freddie to use their automatic valuation tools (like with appraisal waivers) to proactively eliminate mortgage insurance using current values, this will save homeowners the cost of an appraisal as well as the time involved submitting for PMI cancellation. Under current rules, the homeowner must initiate a request and pay for an appraisal in most cases to show they have the 20% equity for PMI removal. Otherwise, they have to wait until they have reached 20% equity based on the initial purchase price meaning they were unable to take advantage of appreciation in value
