If you missed the spring selling season, you haven’t necessarily missed your chance to sell.

People look for homes throughout the year. Some have a move they need to make soon, while others have more flexibility. How many buyers are active, what they’re looking for, and how much competition your home would face will depend on your local market.

That’s why I wouldn’t tell every seller to list in fall, or tell every seller to wait. I’d look at the recent sales, the homes currently for sale, and how ready you are to move.

Thinking about selling before the year is over? DM me, and we can look at what the timing means for your home.

Some homes are just unforgettable. 🏡✨

And this one in Savannah's beautiful Ardsley Park neighborhood is definitely one of them!

With its distinctive architecture, timeless character, and undeniable curb appeal, 739 E 45th Street is officially CLOSED at $1,200,000! 🎉

Congratulations to everyone involved in making this one happen!

Thinking about buying or selling in Savannah? I'd love to help you make your next move.

You’re ready for a different home, but you need to sell the one you’re in. Which happens first?

Sell first: You’ll know what you have to work with from your sale. You’ll also need a plan for where to live if you haven’t found your next home by closing day.

Buy first: You can secure your next place before moving out. But you’ll need to know whether you can handle the costs while your current home is still yours.

There may be other ways to line up the timing, depending on your finances and what’s happening in your market. The key is talking through the sequence before you start making decisions on either home.

Save this if a move is on your mind. It’s one of the first questions to work through.

The offer you hoped for and the offer in front of you might be two different numbers.

That doesn’t mean you should accept less than your home is worth. It means the decision deserves more of a discussion.

Look at the full offer: the buyer’s financing, contingencies, closing timeline, and how it compares with recent sales and current competition. Then ask what you’re likely to gain, or risk, by waiting.

Sometimes negotiating makes sense. Sometimes an offer that doesn’t look perfect at first is the strongest option you’re likely to see. You need the full picture before deciding.

Which would be harder for you: A, accepting a good offer below your hoped-for number, or B, passing on it and wondering if another will come?

I’ve seen buyers walk into the house that checks every box and feel… nothing.

Then they visit one they almost skipped because t’s missing a nice-to-have, but the layout works better than they expected. They can picture where their furniture would go. The place just makes sense for their day-to-day life.

That doesn’t mean you should ignore your budget or give up on the things you truly need. It means a list can help you narrow your search, while actually walking through a home teaches you things the listing can’t.

If you’ve bought a home before, did you end up choosing one that matched your original list? Or did something surprise you?
