Before you fall in love with a listing, fall in love with your numbers. 💡🏡

Lenders use the 28/36 rule to see how much home you can comfortably afford:

✅ 28%: No more than 28% of your gross monthly income should go to housing (principal, interest, taxes and insurance).
✅ 36%: All your monthly debt payments combined, including your new mortgage, should stay under 36%.

Example: If your household earns $8,000/month before taxes:
➡️ Housing: about $2,240/month max
➡️ All debts combined: about $2,880/month max

🌴 Florida tip: Here in Sarasota and Southwest Florida, homeowners insurance and HOA/condo fees can change your monthly payment a lot. Factor them in early so there are no surprises at closing.

It's olive-picking season here in Portugal and boy are we going to have some fine olive oil when all is said and done. During the olive picking process, the trees are pruned and made ready for next season's growth cycle. Olives are placed in buckets and run through a mill which removes as much of the lingering leaves as possible. Since we are not taking them to the "lagar" immediately, they are placed in water and salt to keep them from heating up and possibly starting to ferment. Stay tuned for the "lagar" chapter of this process and if you're interested in moving to Portugal, send me a DM. Porto, the north and Algarve aren't the only places to live in Portugal. There are many wonderful towns all over.
